How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Allen homes
Allen grew from a small rail town into a large Collin County suburb in a few decades, and most of its homes were built from the 1980s through the 2000s. Many of them still have the floor plan of that era: a formal living and dining room at the front, a kitchen with a breakfast nook at the back and a family room behind a wall. Opening that wall is the most common project we do in Allen, and in most of these homes itโs load bearing.
1980s and 1990s homes in older Allen
In the older parts of Allen, closer to downtown and the original town center, many homes are single-story brick houses from the 1980s and early 1990s. The wall between the kitchen and the family room usually carries the ceiling joists and part of the roof. These homes are often good candidates for a flush beam hidden in the ceiling, so the kitchen and family room share one flat ceiling.
Two-story homes and second-floor loads
Newer Allen neighborhoods are full of two-story homes with bedrooms and a game room above the kitchen and family room. In those houses the wall between the two rooms often supports the floor above, so it needs a beam sized for floor load. Our engineer checks what sits upstairs โ bathrooms, tubs and closets add weight โ and sizes the beam and posts for it.
Truss roofs and engineered framing
Homes built from the 1990s on are usually framed with manufactured roof trusses. A wall under a truss roof may carry less load than youโd think, or it may carry a girder truss that holds up several others. We check the attic and the plans when theyโre available, and the engineer designs the beam for whatโs really there.
Slab foundations on North Texas clay
Allen homes sit on slab foundations over expansive clay that swells when itโs wet and shrinks in dry summers. When a wall comes out, the load moves to the posts at each end of the new beam, so the engineer checks that the slab can carry it. Many newer slabs are post-tensioned, with steel cables inside, so we locate the cables before cutting anything. When a new footing is needed, itโs in the plan and in your price.
Permits in Allen
The City of Allen requires a building permit for structural changes like removing a load bearing wall. We file the permit with the engineerโs plan, schedule the framing inspection and close it out, so the change is documented when you sell.
HOAs in Allen neighborhoods
Many Allen neighborhoods have an HOA. Interior wall removal rarely needs HOA approval, but exterior work like removing porch or patio columns often does. If your project touches the outside of the house, we provide drawings and a description of the finished look for the review.
Plumbing, gas and ductwork inside the wall
Kitchen walls in Allen often hide a vent stack, a gas line for the range, ductwork for the second floor or the switches for the kitchen lights. We check for all of it before we quote, and any rerouting is listed in your written price so nothing surprises you on the work day.
Formal rooms that nobody uses
A lot of Allen families tell us the formal living and dining rooms at the front of the house sit empty most of the year. Removing the wall between them, or between the dining room and the kitchen, turns that space into one room youโll actually use. Some of those walls are load bearing and some arenโt; we tell you which during the estimate.
A recent Allen project
A typical Allen project opens a closed kitchen to the living area, with a new beam carrying the load and the kitchen finished around it. You can see projects like it on our gallery page.
What it costs in Allen
Most load bearing wall removals in Allen include engineering, the city permit, the beam and the ceiling and floor patch. Two-story homes, walls with plumbing or ductwork inside and openings that need a new footing sit at the higher end. You get a written price before any work starts.
How long it takes
Most walls come out in one day of work. Engineering and the Allen permit come first and set the overall timeline. We protect your floors, contain the dust and clean up every day.
What happens on the day of the work
On the work day our crew sets up temporary walls on both sides of the opening to hold the ceiling, removes the old wall, sets the new beam and posts, and takes the temporary supports down only once the beam is carrying the load. The ceiling and floor are patched where the wall stood, and the Allen framing inspection is scheduled right after.
Raised ceilings and back patios
With the wall gone, some Allen homeowners also raise the kitchen ceiling to match a vaulted family room, or replace the posts on a covered back patio with one longer beam. Both depend on the framing above, which we check in the attic during the estimate.
Combining wall removal with a kitchen remodel
If youโre remodeling an Allen kitchen, take the wall out first. The beam, the ceiling patch and any rerouted plumbing or electrical need to be in place before cabinets, countertops and flooring go in. We can hand your remodeler a finished, permitted opening on schedule.
Why an engineer is on every job
A wall that looks simple can carry more than youโd expect: a girder truss, a point load from upstairs or the end of a roof valley. A licensed engineer looks at what the wall carries in your Allen home and designs the beam and posts for it, so the ceiling stays flat and the floors donโt move after the wall is gone.
Questions Allen homeowners ask us
Is the wall between my kitchen and family room load bearing? In most Allen homes, yes. Text us photos of the wall and the attic above it and weโll tell you what we see.
Do we need to move out? No. Most families stay home. We close off the work area, protect the floors and keep a path through the house.
Selling an Allen home after opening a wall
Allen buyers expect open, updated layouts, and their inspectors look for permits on structural changes. A wall removed with an engineerโs plan, a closed City of Allen permit and a transferable 12-year warranty is easy to explain at closing.
