How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Opening up a Keller home
Keller grew as a city of family homes, and a large share of its houses were built from the late 1990s on. That means many Keller owners live in a house that is not old, but still has a layout they want to change: a dining room walled off from the kitchen, a study that could be part of the living area, or a wall that closes in the stairs.
Kellerโs homes also cover a wide range, from older ranch houses near Old Town to newer two-story homes in the north. The approach is the same in each: find out what the wall carries, have the engineer design the beam, and permit the work.
Hidden Lakes and the golf course neighborhoods
Hidden Lakes, built out from the late 1990s through the 2000s around Sky Creek Ranch Golf Club, is divided into sections such as Idlewood Estates and The Preserve. Homes there tend to be larger, and houses from that period often have a formal dining room, a study and a family room separated by framed walls with openings rather than one connected space.
Marshall Ridge and newer builder plans
Marshall Ridge, in northwest Keller near US 377, was built mostly in the 2000s and 2010s by several production builders. Newer builder plans are more open than older ones, but they still tend to have a wall between the kitchen and the dining area, or a wall that closes off the stairs. Those are common candidates for removal.
Roof trusses and what they change
Many newer homes are framed with roof trusses that span from one outside wall to the other. In a truss-framed house, some interior walls carry no roof load at all, and removing them is simpler. Others, especially walls under a second floor or under a girder truss, carry a lot. The only way to know is to look in the attic and have the engineer check the plan.
Walls under the second floor
In a two-story Keller home, the first-floor walls under bedrooms, a game room or a bathroom usually hold up the floor joists. A beam replacing one of them is sized for floor load plus whatever sits on it, like a tub or a tiled shower. We find out what is directly above before we give you a price.
If the upstairs bathroom drains through that wall, the pipe is rerouted, and the cost is written into the price.
Old Town Keller and older ranch homes
Around Old Town Keller, older single-story ranch homes are mixed with newer infill. In a ranch house, the roof is usually framed with rafters and ceiling joists that rest on a central wall, which makes that wall load bearing. Replacing it with a beam opens the kitchen, dining and living rooms into one space.
In an older house, we also expect earlier remodels, so we check the attic for past changes before the engineer designs the beam.
Highland Oaks and larger lots
Neighborhoods like Highland Oaks, built mainly in the late 1990s and early 2000s, have brick and stone homes on larger lots with mature trees. These houses often include more formal rooms, and opening a formal living room to the family room is a practical way to put that space to daily use.
Opening the stairwell wall
In many two-story homes, a half-height or full wall closes in the staircase. Sometimes it is just a partition, and sometimes it supports the landing or the floor above. The engineer checks it, and if it carries load, a beam or post takes its place so the stair area opens to the living room.
Permits in Keller
Structural changes like this need a permit in Keller. We file it with the engineerโs plan, schedule the inspection and close it out when the work passes, so the change is documented for a future sale.
HOAs in Keller neighborhoods
Many newer Keller neighborhoods have homeowners associations. Interior work rarely needs their sign-off, but changes to porches, patios or the front of the house usually do. We can provide drawings and a short description of the finished work for their review.
Slab, clay and new footings
Most Keller homes sit on concrete slabs over clay soil that swells and shrinks with the weather. When a wall comes out, the beamโs posts carry its load to the slab at two points instead of along a line. The engineer checks whether the slab can handle that, and if not, we add a footing first.
Back patios and porch posts
A covered patio with a post in the middle limits furniture and blocks the view of the yard. A longer beam can replace the post. The engineer checks how the patio roof connects to the house, and if your HOA reviews exterior changes, we help with the paperwork.
The cost of opening a wall in Keller
Your written price includes engineering, the permit, the beam and posts, temporary shoring and the patch to the ceiling, walls and floor. A wall under a second floor, or a wall with plumbing, gas or ductwork inside, costs more than a single-story partition. You see the full price before anything is scheduled.
How the schedule works
The engineerโs plan and the Keller permit come first and decide when work can start. The work itself usually takes one day. We protect floors, contain dust and clean up at the end of the day.
We give you the work date once the permit is issued, and the inspection is scheduled right after the beam is in.
Kitchen islands and the new layout
Once a wall is gone, the kitchen usually gains room for an island or a longer counter. If youโre planning one, tell us during the estimate. The engineer can place the posts so they donโt land where the island or cabinets need to go.
Floors where the wall used to be
When a wall comes out, there is a strip of slab or subfloor where it stood, and the flooring on each side may not match. We patch the floor where the wall was. If youโre replacing the flooring anyway, time it after the wall is out so the new floor runs through without a seam.
Questions Keller homeowners ask
My house is fairly new. Can a wall still be load bearing? Yes. Newer homes have load bearing walls too, especially under a second floor. The framing decides it, not the age of the house.
Can you tell from photos? Often. Text photos of the wall and the attic above it to (469) 436-5680 and weโll tell you what we see, then confirm it on site.
Will the beam show? It depends on the span and the load. Many beams can sit flush in the ceiling, and when they canโt, a dropped beam is finished to match the room.
