How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in DeSoto
Many DeSoto homes are solid, well-kept houses with one problem: the rooms are divided in ways that no longer fit. A wall separates the kitchen from the den, or the formal living room sits unused while everyone crowds into the back of the house.
Removing a load bearing wall fixes that without an addition. A licensed engineer designs the beam, and we handle the permit, the work and the cleanup.
A city that grew from the 1970s through the 1990s
DeSoto grew rapidly from the 1970s through the 1990s, and most of its homes were built in those decades, with more added after that. That gives the city a large stock of houses with similar floor plans, which makes it easier to predict which walls carry load before we even see the attic.
Brick ranch homes and the kitchen wall
Brick ranch homes are a big part of DeSotoโs housing. In a typical one-story ranch, the kitchen sits between a den at the back and a formal dining room at the front, with walls on both sides.
The wall between the kitchen and the den usually supports the ceiling joists and often part of the roof. With a properly sized beam, it can come out, and the kitchen, breakfast area and den become one room.
Dens with fireplaces and beams
Many houses from the 1970s and 1980s have a den with a brick fireplace, a raised or beamed ceiling and a wall separating it from the kitchen. When that wall comes out, the new beam has to work with the existing ceiling lines.
Sometimes the best result is a beam that lines up with the decorative beams already in the den. We talk through options so the new opening looks planned, not patched.
Vaulted living rooms in later homes
Houses built in the late 1980s and 1990s often have a vaulted living room next to a kitchen with a flat ceiling. The wall between them can carry part of the vaultโs roof load, so the engineer traces the roof framing before sizing the beam.
If you want the kitchen ceiling raised to match, we check whether the attic framing allows it.
Thorntree and homes from the late 1980s on
Thorntree took shape from the late 1980s into the 2000s, with mostly single-family homes and some attached homes. Houses from those years often have a formal living and dining room at the front and a kitchen, breakfast nook and family room at the back.
The wall that separates the kitchen from the family room, or the formal living room from everything else, is usually the one owners want gone. In a two-story plan, the engineer checks whether it also supports the floor above.
Attached homes and shared walls
In an attached home or townhouse, the walls shared with neighbors are part of the buildingโs structure and fire separation, so they stay. Interior walls inside your unit can often be opened, and we confirm which is which before we quote.
Larger homes and estate lots
DeSoto also has larger homes, including older ranches on bigger lots and gated communities like Regents Park with large homes on acreage. Bigger rooms mean longer spans, and longer spans may need steel or engineered beams and posts hidden inside the walls.
Some of these houses also have covered porches or patios with columns blocking the view, which we can replace with a longer beam.
Newer construction on the edges of town
Newer neighborhoods on DeSotoโs outer edges, like Ten Mile Creek Estates, already have open kitchens. Owners still ask us to open a study, a flex room or a wall on the second floor. In new homes, the engineer reviews the trusses and floor joists before designing any change.
Slab foundations and North Texas clay
Dallas-area homes built after the 1960s almost always sit on concrete slabs, and the clay soil underneath swells when wet and shrinks when dry. When a wall comes out, the load moves to the posts at each end of the beam.
The engineer checks the slab at those points and adds a footing when needed, before the beam is installed.
Permits in DeSoto
Structural changes like removing a load bearing wall need a permit in DeSoto. We file it with the engineerโs plan through the cityโs Building Inspections Division, schedule the framing inspection and close it out.
Wet bars, pass-throughs and half walls
Older DeSoto homes sometimes have a wet bar, a pass-through window or a half wall between the kitchen and the den. They look like easy removals, but the wall above may still carry load. We check whatโs above every opening and handle the plumbing for any bar sink that needs to go.
Single-story living for the long term
For owners planning to stay in their homes for many years, an open, one-level layout is easier to move through. Removing a wall can create wider paths between rooms, better sight lines from the kitchen and more natural light in the center of the house.
Garage and home extensions
When a home needs more space, an attached garage or back wall can sometimes be opened to connect a new room. We handle the structural opening with an engineered beam, so your builder can finish the extension.
What it costs in DeSoto
Every quote covers engineering, the permit, shoring, the beam and posts, and the drywall, ceiling and floor patch. Longer spans, footings, vaulted ceilings and rerouted plumbing, gas or ductwork add to the scope. You get a written price before any work starts.
Inside the house on the day of the work
We start by covering the floors and sealing the room with plastic. Temporary walls go up on both sides of the opening to carry the ceiling while the old wall comes out. The beam and posts go in, the shoring comes down only after the beam takes the load, and the crew patches the drywall, ceiling and floor before leaving. The city inspection follows.
How long it takes
Most walls come out in one day of work. Engineering and the city permit come first and set the overall timeline. We protect your floors, contain the dust and clean up every day.
Questions DeSoto homeowners ask us
Is the wall between my kitchen and den load bearing? In many ranch homes, yes. Text us photos of the wall and the attic above it and weโll tell you what we see.
Can you match the brick or paneling around the opening? We patch drywall, ceilings and floors. If paneling or brick needs to match, we tell you up front whatโs possible.
Will the floor be level where the wall stood? Yes. We patch the floor with the closest available material and point out where an exact match may not exist.
