How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Plano homes
Most of the walls we remove in Plano sit between the kitchen and the family room, or between the formal living and dining rooms. Opening them gives a Plano house the open, connected layout most families want today, without moving or adding on.
Plano homes from the 1980s and 1990s
Plano grew quickly in the 1980s and 1990s, and many of its neighborhoods were built in that era with the same floor plan: a formal living room at the front, a formal dining room next to it, and a closed kitchen at the back that opens only to a breakfast nook.
Those houses were built well, and theyโre often great candidates for an open floor plan. The challenge is that the wall homeowners want gone is usually the one carrying the most load.
Two-story homes and second-floor loads
Many Plano homes are two stories, with bedrooms sitting directly above the kitchen and family room. In those houses, the wall between the two rooms often supports the floor joists above, so it needs a beam sized for floor load, not just ceiling load.
Our engineer checks what sits above the wall โ bathrooms, tubs and closets add weight โ and sizes the beam and posts for it. On the first floor, that usually means a flush beam hidden in the ceiling or a dropped beam that frames the kitchen island.
Slab foundations on North Texas clay
Plano homes sit on slab foundations over expansive clay that swells when wet and shrinks in dry summers. When a wall comes out, the load it carried moves to the posts at each end of the new beam, so the engineer checks that the slab under those posts can take it. When it canโt, we add a footing before the beam goes in.
Permits in Plano
The City of Plano requires a building permit for structural changes like removing a load bearing wall. We file the permit with the engineerโs plan, schedule the framing inspection and close it out, so the work is documented when you sell.
East and west of US-75
East of US-75, Planoโs older neighborhoods have more single-story and pier-and-beam homes with closed, compartmented layouts. West of US-75 and toward Legacy, homes are newer, larger and more often two stories with truss roofs. Each needs a different approach, and we plan for it before we quote.
HOAs in Plano neighborhoods
Interior wall removal rarely needs HOA approval, but exterior work like porch column removal often does. If your neighborhood has an HOA, we provide drawings and a description of the finished look for their review.
A recent Plano project
A typical Plano project opens a closed kitchen to the living area, with a new beam carrying the load and the kitchen finished around it. You can see projects like it on our gallery page.
What it costs in Plano
Most load bearing wall removals in Plano include engineering, the city permit, the beam and the ceiling and floor patch. Two-story homes with second-floor loads and walls with plumbing or ductwork inside sit at the higher end. You get a written price before any work starts.
How long it takes
Most walls come out in one day of work. Engineering and the Plano permit come first and set the overall timeline. We protect your floors, contain the dust and clean up every day.
Raised ceilings in Plano family rooms
Many Plano family rooms already have a vaulted or raised ceiling, while the kitchen next to them sits under a flat 8-foot ceiling. When the wall between them comes out, some homeowners raise the kitchen ceiling too, so the whole space reads as one room. Whether thatโs possible depends on the roof framing above the kitchen, which we check in the attic.
Porches and back patios
Covered back patios are common in Plano, often with a post or two right in the view to the yard or the pool. Replacing those posts with a longer beam opens the view and makes room for outdoor furniture. Exterior changes like this may need HOA review, and we help with the paperwork.
Selling a Plano home after opening a wall
Plano buyers expect open, updated layouts, and their inspectors look for permits on structural changes. A wall removed with an engineerโs plan, a closed City of Plano permit and a transferable 12-year warranty is easy to explain at closing.
Questions Plano homeowners ask us
Is the wall between my kitchen and family room load bearing? In most two-story Plano homes, yes. Text us photos of the wall and the attic above it and weโll tell you what we see.
Do we need to move out? No. Most families stay home. We close off the work area, protect the floors and keep a path through the house.
Will my HOA need to approve it? Interior wall removal usually doesnโt need HOA approval. Exterior work, like porch columns, often does.
Neighborhoods we work in
We work across Plano, from established neighborhoods like Deerfield, Hunters Glen and Russell Creek to Willow Bend and the Legacy area.
Plumbing, gas and ductwork in Plano kitchen walls
In many Plano homes, the wall between the kitchen and the family room hides more than studs: a vent stack from the upstairs bathroom, a gas line for the range, ductwork feeding the second floor or the switches for the kitchen lights. We check for all of it before we quote, and rerouting is listed in your written price so nothing surprises you on the work day.
Combining wall removal with a kitchen remodel
If youโre remodeling a Plano kitchen, take the wall out first. The beam, the ceiling patch and any rerouted plumbing or electrical need to be in place before cabinets, countertops and flooring go in. We can hand your remodeler a finished, permitted opening on schedule, or handle the opening on its own if youโre not remodeling yet.
What happens on the day of the work
On the work day our crew sets up temporary walls on both sides of the opening to hold the ceiling, removes the old wall, sets the new beam and posts, and takes the temporary supports down only once the beam is carrying the load. The ceiling and floor are patched where the wall stood, and the Plano framing inspection is scheduled right after.
