How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Southlake homes
Southlake homes are larger than most in DFW, many of them custom or semi-custom houses built from the 1980s through today, often on big lots. Even in a large house, the layout can feel closed: a formal living room and dining room at the front, a study behind French doors and a kitchen that opens only partly to the family room. Opening those spaces is the most common project we do in Southlake, and the walls involved are often load bearing.
Large homes, long spans
In a big Southlake home, the opening homeowners want is often wider than in a typical house โ sometimes the full width of the kitchen and family room. Long spans need a deeper or stronger beam, often engineered lumber or steel, and posts sized for the load at each end. Our engineer designs the beam for the span and the load, and we tell you up front whether it can be hidden in the ceiling or will be part of the look.
Tall and vaulted ceilings
Many Southlake homes already have tall ceilings, vaulted family rooms and two-story entries. When a wall comes out next to a vaulted room, the framing above is often more complex: rafters, ridge beams and sometimes steel. We check the attic and, when theyโre available, the original plans, so the new opening works with the roof above it.
Two-story homes and second-floor loads
In two-story Southlake homes, bedrooms, bathrooms and game rooms often sit above the kitchen and family room. The wall between those rooms frequently supports that floor, so the beam is sized for floor load. Our engineer checks what sits upstairs โ large showers, tubs and closets add weight โ and sizes the beam and posts for it.
Slab foundations on North Texas clay
Southlake homes sit on slab foundations over clay soils that swell when wet and shrink in dry summers. When a wall comes out, the load moves to the posts at each end of the new beam, so the engineer checks that the slab can carry it. Post-tensioned slabs have steel cables inside, so we locate them before cutting anything. When a new footing is needed, itโs in the plan and in your price.
Permits in Southlake
The City of Southlake requires a building permit for structural changes like removing a load bearing wall. We file the permit with the engineerโs plan, schedule the framing inspection and close it out, so the change is documented when you sell.
HOAs and exterior changes
Many Southlake neighborhoods have an HOA with design guidelines. Interior wall removal rarely needs HOA approval, but exterior work like removing porch or patio columns often does. If your project touches the outside of the house, we provide drawings and a description of the finished look for the review.
Plumbing, gas and ductwork inside the wall
Interior walls in larger Southlake homes often carry ductwork for the second floor, return air vents, low-voltage wiring for audio, security and networks, and sometimes plumbing or a gas line for the range. We find all of it before we quote, and any rerouting is listed in your written price.
Finish quality that matches the house
In a Southlake home, the patch where the wall stood has to disappear. We match ceiling texture, crown molding and flooring as closely as possible, and we can wrap a dropped beam in wood or finish it to match existing beams in the house. If youโre working with a designer, we follow their finish plan.
A recent Southlake project
A typical Southlake project opens a closed kitchen to the living area, with a new beam carrying the load and the kitchen finished around it. You can see projects like it on our gallery page.
What it costs in Southlake
Most load bearing wall removals in Southlake include engineering, the city permit, the beam and the ceiling and floor patch. Long spans, steel beams, vaulted framing and second-floor loads sit at the higher end. You get a written price before any work starts.
How long it takes
Most walls come out in one day of work, and longer spans can take two. Engineering and the Southlake permit come first and set the overall timeline. We protect your floors, contain the dust and clean up every day.
What happens on the day of the work
On the work day our crew sets up temporary walls on both sides of the opening to hold the ceiling, removes the old wall, sets the new beam and posts, and takes the temporary supports down only once the beam is carrying the load. The ceiling and floor are patched where the wall stood, and the Southlake framing inspection is scheduled right after.
Outdoor living spaces
Covered patios and outdoor kitchens are a big part of Southlake homes. A post in the middle of the patio can block the view to the yard or the pool. Replacing posts with one longer beam opens the space; it may need HOA review, and we help with the drawings.
Working with your remodeler or designer
If youโre remodeling, take the wall out first. The beam, the ceiling patch and any rerouted ducts need to be in place before cabinets and flooring go in. We can hand your remodeler a finished, permitted opening on schedule and coordinate with your designer on the beamโs finish.
Why an engineer is on every job
A wall that looks simple can carry more than youโd expect: a ridge beam, a girder truss or a point load from upstairs. A licensed engineer looks at what the wall carries in your Southlake home and designs the beam and posts for it, so the ceiling stays flat and the floors donโt move after the wall is gone.
Questions Southlake homeowners ask us
Can you open a wall that wide? Usually, yes, with the right beam. Text us photos of the wall and the attic above it and weโll tell you what we see.
Do we need to move out? No. Most families stay home. We close off the work area, protect the floors and keep a path through the house.
Selling a Southlake home after opening a wall
Southlake buyers expect open, updated layouts, and their inspectors look for permits on structural changes. A wall removed with an engineerโs plan, a closed City of Southlake permit and a transferable 12-year warranty is easy to explain at closing.
