How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Prosper homes
Prosper homes are newer than most in DFW, but plenty of families still want a different layout than the one the builder drew. The walls weโre asked about most close off a front study, a formal dining room or the kitchen from the family room. Taking one of those out changes how the whole first floor works, without building an addition.
A town that grew quickly
The Town of Prosper sits mostly in Collin County, with its western side in Denton County. Most of its neighborhoods were built over the last couple of decades, many as master-planned communities with an HOA, amenity centers and a set menu of builder floor plans.
That matters for wall removal. Homes built from the same plan often share the same load path, so once we understand a plan, we know what to look for in the attic. The engineer still reviews your house on its own before any beam is sized.
Why a new house still has walls worth moving
Builders design for the widest range of buyers, so many Prosper plans include a closed study with French doors at the front, a separate dining room and a wall between the kitchen and the living area. If you work from a different room or never eat in the dining room, those spaces sit empty most of the week.
Removing or shortening one of those walls can turn two underused rooms into one you use every day. The rules are the same as in an older home: if the wall carries load, it needs a beam, posts and an engineerโs sign-off.
Opening a study or formal dining room
Front studies and dining rooms usually sit near the entry, under the second floor or beside a two-story foyer. The wall between them and the hallway or family room may carry floor joists, a wall above, or both. We check the framing from the attic and, when needed, through a small inspection opening in the ceiling.
Some homeowners keep part of the wall as a wide cased opening. Others take it out completely and use a flush beam, so the ceiling reads as one flat surface from room to room.
Engineered lumber in newer framing
Many newer homes are framed with engineered lumber, like I-joists for floors and LVL beams over openings. These products are strong, but they come with rules: they canโt be cut or notched freely, and they need the right support at each end. Our engineer designs the new beam and its hangers to work with the joists already in your house.
Game rooms, media rooms and loads above
Larger Prosper homes often have a game room or media room upstairs, sometimes right above the kitchen or family room. A wall below a room like that can carry a long run of floor framing, plus walls, closets and bathrooms on the second floor. The engineer adds up all of it, sizes the beam and posts to match, and carries the load down to the foundation.
Builder warranties and structural changes
If your home is newer, it may still be covered by a builder warranty. Before any wall comes out, read what your warranty says about structural changes, or ask your builder directly. We give you the engineerโs plan and the permit record, so you have clear documentation of what changed and who signed off on it.
Post-tension slabs and point loads
Many newer North Texas homes sit on post-tension slab foundations, with steel cables running through the concrete under tension. Those cables canโt be cut. When the posts at each end of a new beam need more support underneath, the engineerโs plan sets how that support is added safely, before the beam ever goes in.
Permits in Prosper
Structural changes like removing a load bearing wall need a permit in Prosper. We file it with the Town using the engineerโs plan, schedule the inspection and close it out, so the change is on record when you refinance or sell.
HOA review in master-planned neighborhoods
Interior wall removal usually doesnโt need HOA approval, but anything visible from the street or the yard often does. Removing a patio column, changing a garage or extending a room should go through your HOAโs architectural review first. We provide drawings and a written description for the committee.
Hiding the beam in a tall ceiling
First floors in many Prosper homes have taller ceilings than older DFW houses, and some rooms already have coffered or tray details. That gives you options. A flush beam can disappear into the ceiling, or a dropped beam can be trimmed to match an existing coffer so it looks like it was always there. We talk through the finished look before the engineer finalizes the design.
Back patios and outdoor living
Covered patios with outdoor kitchens and fireplaces are common behind Prosper homes, often with a column or two standing right in the view. Replacing those posts with one longer beam opens the patio to the yard and the pool. Because itโs an exterior change, HOA review usually comes first.
What shapes the price
The price depends on the length of the opening, what sits above the wall, whether the beam is flush or dropped, and whatโs inside the wall: HVAC returns, plumbing from an upstairs bathroom, or low-voltage wiring for speakers, cameras and networking. Engineering, the permit and the drywall, ceiling and floor patch are all included. You get a written price before any work starts.
From first photo to finished opening
Most projects start with photos texted to (469) 436-5680. After the on-site visit, the engineer designs the beam and we submit for the permit. Once itโs approved, most walls come out in one day of work, followed by the inspection and the finish work.
Living at home during the work
You donโt need to move out. We close off the work area, protect floors and stairs, and keep a clear path through the house. Temporary walls hold the ceiling while the old wall comes out, and they stay up until the new beam is carrying the load.
Questions Prosper homeowners ask
Can I remove a wall in a house thatโs only a few years old? Yes, with an engineerโs design and a permit. Newer homes are often easier to plan because the framing is consistent from room to room.
Will my HOA need to sign off? Not usually for interior walls. Exterior work, like patio columns, usually needs review.
Do you work on homes still under a builder warranty? Yes. Check your warranty terms first, and weโll give you the engineering and permit paperwork for your records.
Neighborhoods across Prosper
We work throughout Prosper, including Star Trail, Windsong Ranch, Whitley Place, Gentle Creek Estates, Lakewood at Brookhollow and Legacy Gardens, plus homes on the Denton County side of town.
