How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing walls in Wylie homes
Wylieโs housing runs from older homes near the historic downtown to subdivisions built in the last couple of decades. The walls homeowners want gone are different in each. In older houses, itโs usually the wall closing off a small kitchen. In newer homes, itโs the wall between the kitchen and the family room, or the one boxing in a formal dining room.
The City Between the Lakes
Wylie sits between Lavon Lake to the north and Lake Ray Hubbard to the south, mostly in Collin County with parts reaching into Dallas and Rockwall counties. State Highway 78 and FM 544 carry most of the traffic through town, and most neighborhoods sit within a short drive of one lake or the other.
Older homes in the original townsite
Wylie started as a railroad town, and its historic district still centers on Ballard Avenue, with red-brick buildings and homes from the early twentieth century nearby. Houses in the original townsite sit on smaller lots with mature trees, and their condition and past updates vary a lot from one house to the next.
These homes were built room by room, with a wall and a doorway between almost every space. Opening the kitchen to the dining or living room is the most common change, and itโs usually the one that makes the biggest difference.
Pier-and-beam floors and new posts
Many older homes sit on pier-and-beam foundations with a crawlspace below. When a bearing wall comes out, the new posts at each end of the beam need solid support all the way to the ground, not just to the floor joists. The engineerโs plan often adds piers or blocking in the crawlspace before the beam is set, so the floor stays level over time.
Front porches in the original townsite
Many older Wylie homes have a front porch with posts holding up the porch roof. When a post is rotted, leaning or simply in the way, the engineer can size a longer beam so one or more posts come out. The porch roof stays shored the whole time, and the new beam is trimmed to suit the style of the house.
Subdivisions built since the 2000s
Most of Wylieโs growth came in subdivisions built since the 2000s, many of them with an HOA and a set of builder floor plans. Neighborhoods like Birmingham Farms, Woodbridge and Lake Trails of Bozman Farm are good examples. Those homes are on slab foundations and include both one-story and two-story plans.
The kitchen and family room wall in newer homes
In some newer Wylie homes, the kitchen opens to a breakfast area but is closed off from the family room by a wall with a bar-height pass-through. Removing that wall turns the kitchen, breakfast area and family room into one space. In two-story homes, it often carries the floor above, so the engineer sizes the beam for floor load.
One-story homes and the attic above
In a one-story home, what matters is the attic. If the roof is framed with trusses, an interior wall may carry very little. If the roof is stick-framed with braces landing on the wall, it carries real load. We check the attic in person or from your photos before we quote, so you know which situation you have.
Expansive clay and post footings
Wylie homes sit on clay soil that swells when itโs wet and shrinks during dry summers. A beam that replaces a wall concentrates weight at its posts, so the engineer checks the slab beneath each one. If the slab canโt carry it, the plan adds a footing before the beam goes in. Homes near the lakes sit on the same kind of clay, and the engineer looks at any signs of past foundation movement, like sticking doors or cracks above openings, before finalizing the design.
Larger lots toward the east
Toward Lavon Lake on Wylieโs east side, lots get larger and the setting feels more rural. Homeowners there sometimes want more room rather than an opening, like a bigger garage or a room extension. We handle garage and home extensions too, including the beam where the new space joins the house.
Permits for wall removal in Wylie
Structural changes like this need a permit in Wylie, and we file it with the engineerโs plan. We schedule the inspection and close the permit out, so the change is documented for your insurance and your next buyer.
Golf course and HOA communities
Woodbridge is built around a golf course, and many Wylie subdivisions have an active HOA. Interior wall removal rarely needs HOA approval. Exterior work, like removing patio columns or extending a garage, usually does, and we provide drawings for the review.
Pairing the opening with a remodel
If a kitchen remodel is coming, remove the wall first. The beam, the ceiling patch and any rerouted plumbing, gas or electrical need to be done before cabinets and flooring go in. We can hand your remodeler a finished opening, or handle the opening on its own.
What goes into the price
Older homes may need crawlspace work and wiring updates. Newer homes may have second-floor loads, HVAC returns or plumbing in the wall. Engineering, the permit, the beam and the drywall, ceiling and floor patch are part of every quote, and you get a written price before any work starts.
A typical work day
Most walls come out in one day of work, after engineering and the permit are in place. The crew sets temporary walls on both sides to hold the ceiling, removes the old wall, sets the beam and posts, and takes the supports down once the beam carries the load. Patching follows, and the inspection is scheduled right after.
Staying home while we work
Most Wylie families stay in the house during the work. We seal off the work area with plastic, cover the floors along the path we use and keep the rest of the house usable. Dust is contained and the area is cleaned at the end of every day, so youโre not living in a construction site overnight.
Questions Wylie homeowners ask
Can you open up an older home near downtown? Yes. We plan the support under the floor as carefully as the beam above it.
Do we need to move out? No. We close off the work area, protect your floors and keep a path through the house.
How do I know if my wall is load bearing? Text photos of the wall and the attic above it to (469) 436-5680 and weโll tell you what we see.
Neighborhoods we work in
We work across Wylie, from the older streets around Ballard Avenue to Birmingham Farms, Woodbridge, Lake Trails of Bozman Farm and the newer subdivisions north and west of downtown. Whether your home is an older house near the old rail line or one finished a few years ago, we plan the opening around its own framing.
