Why DFW Wall Removal
Old-school craftsmanship, engineered right

How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing walls in Grand Prairie
Grand Prairie runs from neighborhoods along I-30 down to Joe Pool Lake, and its homes change a lot along the way. Older areas sit around downtown and Main Street, established subdivisions fill the middle of the city, and newer master-planned communities sit near the lake. We start every project by learning which of those houses you live in.
One city, three counties
Grand Prairie spreads across Dallas, Tarrant and Ellis counties. Homeowners sometimes ask whether that changes the process. For a wall removal inside the city limits, the permit goes through the City of Grand Prairie no matter which county your home sits in, and we handle it for you.
Older homes near downtown and Main Street
The neighborhoods around downtown Grand Prairie and Main Street are among the cityโs older areas. In an older home, rooms for cooking, eating and living are often separate, and walls may have been moved or patched by earlier owners.
In homes like these, we open small inspection holes where needed so the engineer can see the real framing instead of guessing. Then the beam is designed for what the wall actually carries.
Fish Creek and Westchester
Fish Creek, in central Grand Prairie, has many single-family homes from the 1980s and 1990s. Westchester, a large community with its own homeowners association, was built mostly in the 1990s, with ranch-style houses and brick two-story homes.
Houses from this period often keep the kitchen behind a wall, next to a formal dining room. Removing that wall connects the kitchen to the family room, which is the change most families ask for.
Two-story plans and the room above
In a two-story Westchester or Fish Creek home, the wall between the kitchen and the family room may support a bedroom, a game room or a bathroom upstairs. That wall needs a beam sized for floor load.
The engineer checks what sits above, including tubs and closets, and sizes the beam and posts for it. On the first floor that often means a dropped beam, which can frame a kitchen island nicely.
Mira Lagos and the Joe Pool Lake area
Mira Lagos sits on a peninsula of Joe Pool Lake, and most of its homes were built from the 2000s on. Lake Parks and Lynn Creek Hills, near the lake corridor, also include newer construction from the 1990s and later. These houses tend to be larger and more open than older homes.
Here the request is usually different: widening a pass-through, removing a column between the kitchen and family room or opening a formal room to the main living space.
Widening an opening that already exists
Sometimes the wall doesnโt need to disappear, it just needs a bigger opening. Widening an existing doorway or pass-through in a load bearing wall still needs a new beam, posts and an engineerโs design. It is often a smaller job than removing the whole wall, and it can make just as much difference.
Homes near creeks and the Trinity
The West Fork of the Trinity River and Johnson Creek both run through Grand Prairie. Wherever a home sits, the posts at each end of a new beam carry the load down to the foundation, so the engineer checks the slab under each post. If it needs help, we add a footing before the beam goes in.
Permits in Grand Prairie
The City of Grand Prairie requires a building permit for structural work like removing a load bearing wall. We file it with the engineerโs plan, schedule the inspection and close it out, so the change is on record for your next sale or refinance.
What sets the price in Grand Prairie
Every price includes engineering, the city permit, the beam and posts, and the drywall, ceiling and floor patch. Floor loads from a second story, long spans and pipes or ducts inside the wall raise the price. A short opening in a one-story home keeps it lower. You get a written price before any work starts.
How long the project takes
Engineering and the permit come first and set the overall timeline. Once both are ready, most walls come out in one day of work, and the inspection follows.
Covered patios facing the yard or the lake
Many Grand Prairie homes have a covered back patio with a post or two in the line of sight. Replacing those posts with a longer beam opens the view to the yard, the pool or, for some homes, the lake. Exterior work may need association review, and we provide drawings when it does.
Shops and offices
Grand Prairie has commercial areas along roads like I-20, I-30 and Pioneer Parkway. If you own or lease a shop or office, we remove walls in commercial spaces with the same engineering and permit process and plan the work around your hours.
Garage and home extensions
If youโre turning a garage into living space or extending the back of the house, the wall between the old and new space usually carries load. We handle garage and home extensions with an engineered beam and the city permit, so the new space connects to the house properly.
Open the wall before the kitchen remodel
If youโre planning a new kitchen, take the wall out first. The beam, the ceiling patch and any rerouted plumbing or wiring have to be in place before cabinets, counters and flooring go in. We can deliver a finished, inspected opening on your remodelerโs schedule, or handle the opening alone if the kitchen can wait.
Living at home during the project
Most families stay in the house while we work. We seal the work area with plastic, cover the floors, keep a path through the house and clean up at the end of each day. We also tell you ahead of time which rooms will be off limits and for how long.
What happens on the work day
Our crew sets temporary walls on both sides of the opening to hold the ceiling, removes the old wall, sets the beam and posts and removes the temporary walls only once the beam carries the load. Then we patch the drywall, ceiling and floor and clean up before we leave.
Questions Grand Prairie homeowners ask us
Does my county change anything? No. Inside Grand Prairie city limits, the permit goes through the city.
My house is already open. Can you still help? Yes. Widening an opening or removing a column is common in newer homes.
Do I need my HOAโs approval? Interior work usually doesnโt need it. Exterior work, like porch columns, often does.
