How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Frisco homes
Most Frisco homes are newer than in the rest of DFW. The city grew from a small town into one of the fastest-growing cities in the country, and most of its houses were built from the late 1990s on. Theyโre large, often two stories, and many already have an open family room. What Frisco homeowners usually ask us to remove is whatโs left: the wall around a formal dining room, a closed study, or the wall that still separates the kitchen from a second living area.
Raised ceilings and exposed beams in Frisco
One of our own projects is in Frisco: a flat, closed-in layout became a tall, open living space with exposed wood beams, connecting the living room, kitchen and dining area. Raising a ceiling like that depends on the roof framing above, which we check in the attic during the estimate. You can see that project on our gallery page.
Truss roofs and engineered framing
Newer Frisco homes are usually framed with manufactured roof trusses and engineered floor joists. A wall under a truss roof may carry less load than it looks, or it may carry a girder truss that holds up several others. Engineered floor systems upstairs can also put point loads on walls below. Our engineer reads the framing in your house, not a rule of thumb, and designs the beam for whatโs really there.
Two-story homes and second-floor loads
In most two-story Frisco homes, game rooms, bedrooms and bathrooms sit directly above the kitchen and family room. The wall between those rooms often supports that floor, so the beam is sized for floor load. We tell you up front whether the beam can be hidden flush in the ceiling or will drop below it, and how it will look in the finished room.
Slab foundations on North Texas clay
Frisco homes sit on post-tensioned slab foundations over expansive clay. When a wall comes out, the load moves to the posts at each end of the new beam, so the engineer checks whether the slab can carry that point load. Post-tensioned slabs have steel cables inside them, so we never cut one without locating the cables first. When a new footing is needed, itโs part of the engineerโs plan and your written price.
Permits in Frisco
The City of Frisco requires a building permit for structural changes like removing a load bearing wall. We file the permit with the engineerโs plan, schedule the framing inspection and close it out, so the change is on record when you sell.
HOAs in Frisco neighborhoods
Most Frisco neighborhoods have an HOA. Interior wall removal rarely needs HOA approval, but exterior work like removing porch or patio columns often does. If your project touches the outside of the house, we provide drawings and a description of the finished look for the HOAโs review.
Builder warranties on newer homes
If your Frisco home is still under a builderโs structural warranty, check its terms before changing a load bearing wall. We can share the engineerโs plan with you so you can confirm with the builder first. Once the work is done, our 12-year written warranty covers the opening we built.
Plumbing, gas and ductwork inside the wall
In newer Frisco homes, interior walls often carry ductwork for the second floor, return air vents, low-voltage wiring for security and audio systems, and sometimes a gas line for the range. We find all of it before we quote, and any rerouting is listed in your written price.
What it costs in Frisco
Most load bearing wall removals in Frisco include engineering, the city permit, the beam and the ceiling and floor patch. Long spans, second-floor loads, raised ceilings and walls with ductwork inside sit at the higher end. You get a written price before any work starts.
How long it takes
Most walls come out in one day of work. Engineering and the Frisco permit come first and set the overall timeline. We protect your floors, contain the dust and clean up every day.
What happens on the day of the work
On the work day our crew sets up temporary walls on both sides of the opening to hold the ceiling, removes the old wall, sets the new beam and posts, and takes the temporary supports down only once the beam is carrying the load. The ceiling and floor are patched where the wall stood, and the Frisco framing inspection is scheduled right after.
Back patios and outdoor living
Covered back patios are a big part of how Frisco families use their homes. A post in the middle of the patio can block the view to the yard or the pool. Replacing two posts with one longer beam opens the space and makes room for an outdoor kitchen or a larger table.
Combining wall removal with a remodel
If youโre remodeling a Frisco kitchen or turning a formal room into an office or playroom, take the wall out first. The beam, the ceiling patch and any rerouted ducts need to be in place before cabinets and flooring go in. We can hand your remodeler a finished, permitted opening on schedule.
Questions Frisco homeowners ask us
Is the wall around my dining room load bearing? Sometimes. In many Frisco homes itโs not, but walls under a second floor often are. Text us photos of the wall and the attic or the room above it and weโll tell you what we see.
Do we need to move out? No. Most families stay home. We close off the work area, protect the floors and keep a path through the house.
Selling a Frisco home after opening a wall
Frisco buyers look closely at layout and finishes, and their inspectors look for permits on structural changes. A wall removed with an engineerโs plan, a closed City of Frisco permit and a transferable 12-year warranty is easy to explain at closing.
Why an engineer is on every job
A wall that looks simple can carry more than youโd expect: a girder truss, a point load from an engineered floor upstairs or the end of a roof valley. A licensed engineer looks at what the wall carries in your Frisco home and designs the beam and posts for it, so the ceiling stays flat and the floors donโt move after the wall is gone.
