How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Wall removal in Bedford
Most single-family homes in Bedford were built from the 1970s through the 1990s, and many still have the floor plan they were built with. The kitchen is closed in, the formal living room sits apart from the den, and the dining room is its own space. Removing one well-chosen wall can change how the whole house works.
Bedford also has older ranch homes near the center of town and newer houses toward Colleyville, so the right approach depends on where you live and when your house was built.
Central Bedfordโs older ranch homes
Near Bedford Road and the older center of town, some streets have ranch-style homes from the 1960s and 1970s on larger lots with mature trees. These single-story houses usually have a wall down the middle that holds up the ceiling joists, and it is often the wall between the kitchen and the living area.
Homes from the 1970s and 1980s
Neighborhoods such as Shady Brook were built mostly from the 1970s through the 1990s. Homes from that time often have a den with a fireplace at the back, a formal living room at the front and a kitchen in between with a small pass-through or bar. Plans like these are good candidates for an open layout.
The wall between the kitchen and the den is usually the one in the way. In single-story homes from this period, it often supports the ceiling joists, so it gets an engineered beam.
Working around the fireplace
The den fireplace and chimney often sit in an outside wall or a wall of their own, and they stay where they are. When the wall we remove meets the fireplace wall, the engineer checks how the beam will bear at that end.
Widening an existing opening
Not every project means taking a wall out completely. Many kitchens of that era already have a doorway or pass-through to the den, and widening it into a large cased opening keeps some wall for cabinets while connecting the rooms. If the wall is load bearing, the wider opening still needs a properly sized beam and an engineerโs sign-off.
A cased opening also keeps a clear line between the kitchen and the den if you still want the rooms to feel separate, while letting light and conversation through.
Vaulted dens next to flat-ceiling kitchens
Homes from the late 1970s and 1980s often have a den with a vaulted ceiling next to a kitchen with a flat one. When the wall between them comes out, the change in ceiling height has to be finished cleanly. Some owners raise the kitchen ceiling too, which depends on the roof framing above, so we check the attic first.
Western Bedford and two-story homes
Toward the Colleyville side, Bedfordโs homes are generally newer. Across the city, neighborhoods such as Bedford Meadows and Whisperwood include family homes of different sizes. If a bedroom or bathroom sits above the wall you want removed, the engineer sizes the beam for the floor load as well as the ceiling.
HOAs in newer Bedford neighborhoods
Many of Bedfordโs homeowners associations are in neighborhoods developed from the 1990s on, and they often have architectural standards. Interior wall removal rarely needs their approval. Exterior changes like removing a porch column or extending a garage usually do, and we provide drawings for their review.
Ducts, wiring and plumbing in central walls
In homes of this age, the central wall often carries a return air vent, a bathroom vent line, or the switches and outlets for two rooms. Older wiring may need to be updated where it is moved. We check whatโs inside before quoting, and any rerouting is in the written price.
Ceiling registers near the old wall may also need to move so they donโt end up in the middle of the new opening.
Bedford permits for structural changes
Structural changes like this need a permit in Bedford. We file it with the engineerโs plan, schedule the city inspection after the beam is set and close it out, so the work is documented when you sell.
Slab foundations and footings
Like other Mid-Cities homes, most Bedford houses sit on slabs over clay that swells when wet and shrinks in dry weather. A wallโs load is spread along its length, but a beam puts it on two posts. The engineer checks the slab at each post and calls for a footing where needed, which we pour before the beam is installed.
Garage and home extensions
Owners who want more living space without moving sometimes extend the house or the garage, and the wall between the old space and the new one becomes a beam opening. We handle that structural opening, designed by the engineer, as part of the extension.
Commercial walls along Airport Freeway
Airport Freeway is Bedfordโs main commercial corridor. When a business needs to join two suites or open up a space, commercial wall removal follows the same process: engineering, permit, shoring, beam and finish work.
What it costs
Your price includes engineering, the Bedford permit, the beam and posts, temporary shoring and the patch to the ceiling, walls and floor. A vaulted ceiling transition, a second floor above, or plumbing that needs rerouting puts the job at the higher end. You get the full written price before we start.
How long it takes in Bedford
Once the engineerโs plan is done and the permit is issued, most walls come out in one day of work. The paperwork, not the demolition, usually sets the timeline.
The day of the work
Our crew sets temporary walls to hold the ceiling, takes out the old wall, installs the beam and posts and removes the shoring once the beam is carrying the load. The drywall, ceiling and floor are patched where the wall stood, and the inspection is scheduled next.
We cover the floors from the entry to the work area, hang plastic to contain dust and clean up before we leave.
Questions Bedford homeowners ask
Can you just widen the doorway instead of removing the wall? Yes. A wider opening is often a good middle ground, and it still gets an engineered beam if the wall is load bearing.
My den has a vaulted ceiling. Will that be a problem? No, but the transition needs planning. We look at the attic, and the engineer designs the beam around both ceiling heights.
Can I send photos first? Yes. Text photos of the wall and the attic above it to (469) 436-5680 and weโll tell you what we see.
