How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Heath
Heath is a quiet, mostly residential city along Lake Ray Hubbard, with large lots and very little commercial development. New construction is limited, so most families here buy an existing home and update it. Opening the floor plan is one of the most common updates, and it usually means removing a wall that carries load.
A city of established homes
Because so much of Heath is already built out, the houses here span several eras. There are older lakefront homes that have been on the water for decades, established neighborhoods on generous lots, and custom and semi-custom homes from the last couple of decades. The architecture varies from street to street, and so does the framing.
That variety is why we start every Heath project in the attic and, when needed, under the house, before the engineer designs anything.
Buying a Heath home with a renovation in mind
If youโre shopping for a home in Heath and already picturing which walls should go, send us photos before or right after you close. We can tell you which walls are likely load bearing and what the opening would involve, so you can plan your budget and schedule with real information instead of guesses.
Updating an older lakefront home
Older homes near the lake were often designed with separate rooms: a formal living room, a dining room, a den and a closed kitchen. New owners usually want the kitchen open to the main living space, with a clear line of sight toward the water. Taking out one or two walls can change the whole feel of the house without touching the exterior.
Opening the view to the water
When the wall you want gone runs parallel to the back of the house, it often carries the ceiling joists, and sometimes part of the roof. The engineer sizes a beam to take over that load, and we place the posts where they wonโt block the view. A flush beam in the ceiling keeps the sightline clean when the framing allows it.
No two Heath homes are framed alike
In a production subdivision, homes built from the same plan share the same framing. In Heath, a custom home may have vaulted ceilings, offset second-floor rooms or roof valleys that send load to walls you wouldnโt expect. We trace the load path through your house before we quote, so the price reflects the real structure.
Custom and semi-custom homes
Newer custom and semi-custom homes in Heath tend to have taller ceilings and larger rooms, but many still separate the kitchen from the family room or keep a closed formal dining room. Opening those spaces often takes a longer beam, sometimes steel or engineered wood, and taller posts carried down to the foundation.
Homes around Buffalo Creek
Buffalo Creek Country Club Estates is built around a golf course, and some homes back up to the fairways. Owners often want the back of the house opened so the view carries from the kitchen and family room out to the course. Exterior-facing changes may need HOA review, and we prepare drawings for it.
Heavy roofs and long ridge lines
Larger Heath homes often have big, complex roofs, and some of that weight comes down through interior walls. When one of those walls is removed, the new beam must carry part of the roof, not just the ceiling. The engineer checks the roof framing, the span and the posts before the design is final.
Clay soil near the lake
Heath homes sit on expansive clay that swells after rain and shrinks in dry summers. When a long beam replaces a wall, the posts at each end concentrate weight on the foundation. The engineer checks the foundation under each post and adds a footing when itโs needed, so the opening stays level over time. On lots that slope toward the water, the engineer also looks at how the foundation steps with the grade before choosing where the posts land.
Permits in Heath
The City of Heath requires a building permit for structural work like removing a load bearing wall, as it does for interior remodels. We file the permit with the engineerโs plan, schedule the inspection and close it out, so the work is on record when you sell.
HOA and architectural review
Some Heath neighborhoods have an HOA with architectural standards. Interior wall removal rarely needs approval, but exterior work like porch column removal or a garage extension often does. We provide drawings and a written description of the finished look for the review.
Garages and home extensions
Large lots give many Heath homeowners room to grow outward. We handle garage and home extensions too, including the beam where the new space meets the existing house. Engineering and the City of Heath permit are handled the same way as for an interior wall. Exterior work like this may also need HOA review, and we plan for that time in the schedule.
Covered patios, porches and outdoor kitchens
Covered patios and outdoor kitchens are common on Heath properties, often with posts in the middle of the view. Replacing them with a longer beam opens the space toward the yard, the pool or the lake. The roof is shored the whole time the posts are out.
Whatโs hiding inside the wall
In larger homes, the wall you want gone may hide HVAC ducts for a second system, plumbing for a wet bar or an upstairs bath, a gas line or the wiring for whole-house audio. We find all of it during the estimate and list any rerouting in your written price, so the work day goes as planned.
Older homes can also have wiring that was changed over the years by previous owners. We check it before the framing comes out.
What goes into the price
The span, the roof and floor loads above, the type of beam and anything inside the wall, like ductwork, plumbing or gas lines, all affect the price. Engineering, the permit and the drywall, ceiling and floor patch are included. You get a written price before any work starts.
Timeline and living at home
Engineering and the permit come first and set the overall schedule. After that, most walls come out in one day of work. You donโt need to move out: we close off the work area, protect your floors and keep a path through the house, and we clean up at the end of every day.
Questions Heath homeowners ask
We just bought an older home in Heath. Can we open it up before we move in? Yes. Thatโs often the easiest time, with no furniture in the way and other updates planned around the opening.
Is the wall facing the lake load bearing? Often it is. Text photos of the wall and the attic above it and weโll tell you what we see.
Is the work covered? Yes. We carry $1M in insurance for structural work, and every job has a 12-year written, transferable warranty.
