How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Little Elm
Little Elm sits along the northern and eastern shores of Lewisville Lake, and most of its homes are newer, built in master-planned subdivisions from the late 1990s on. That makes wall removal here different from older DFW suburbs. The framing is modern and straight, but the layouts were drawn by production builders, and the wall youโd like gone is often there for a structural reason.
From lake cottages to master-planned neighborhoods
For a long time Little Elm was a small lake town, with weekend cottages and A-frames near the water. Growth picked up in the late 1990s, and new neighborhoods spread across town through the 2000s and 2010s.
Today most homes in Little Elm are production-built houses from those decades, and that shapes how a wall removal is planned, from the engineering to the patch.
Builder floor plans and where the bearing walls are
Many Little Elm homes were built by large builders using repeated floor plans. That helps: once the engineer sees how one plan is framed, the loads in similar houses are easier to read.
The catch is that builders often put a bearing wall exactly where homeowners want an opening, between the kitchen and the dining area or along a hallway beside the living room. Those walls can come out, but they need a beam designed for what they carry.
Roof trusses and engineered joists
Newer homes often use roof trusses and engineered floor joists instead of the cut lumber found in older houses. Trusses can pass loads to walls you wouldnโt expect, and engineered joists have their own rules for where they can be supported.
The engineer reviews that framing before sizing the beam, and we donโt cut or change a truss without a plan that says exactly how.
Two-story homes and second-floor loads
Many Little Elm homes have two stories, with bedrooms over the main living area. When the wall between the kitchen and the family room carries the floor above, the beam is sized for floor load and the posts at each end carry that weight down to the foundation.
Check your builder warranty first
Because many Little Elm homes are recent, some owners are still covered by a builderโs structural warranty. Before any structural change, read the warranty terms and, if needed, ask the builder how it treats alterations.
We provide the engineerโs plan and the permit records, so the change is documented for the builder, for you and for the next owner. Our own 12-year written warranty is transferable.
Slab foundations on North Texas clay
Little Elm homes generally sit on slab foundations over the clay soil common across North Texas, which swells when wet and shrinks in dry weather. When a wall comes out, its load moves to the posts at each end of the beam, so the engineer checks the slab under each post and adds a footing where itโs needed.
Opening the view toward the lake
In homes near Lewisville Lake, a frequent goal is a clear line of sight from the front door or the kitchen to the back windows. Sometimes that means removing an interior wall. Sometimes it means replacing patio posts with a longer beam so nothing blocks the view from the back of the house.
Permits in Little Elm
Structural changes like this need a permit in Little Elm; we file it with the engineerโs plan, schedule the inspection and close it out when the work passes.
Some neighborhoods with Little Elm mailing addresses, like Paloma Creek South, are outside town limits in unincorporated Denton County. We confirm which office reviews the permit for your address before we file.
HOAs in Little Elm subdivisions
Many Little Elm subdivisions are master-planned with HOAs. Interior wall removal rarely needs HOA approval, but exterior work like porch or patio columns often does. We provide drawings and a description of the finished look for the review.
Half walls, islands and dropped beams
In many newer homes, the kitchen is already partly open, with a half wall or a short bearing wall at one end. Removing it often means choosing between a flush beam hidden in the ceiling and a dropped beam that frames a new island. The engineer tells us what the span allows, and we show you both options before you decide.
Front studies and flex rooms
Many newer floor plans put a study or flex room near the front door, closed off by walls the family no longer needs. Opening that room to the living area or the entry can make the front of the house feel much larger. Some of those walls are only partitions, and some carry the floor or roof above, so we check before we quote.
If the wall turns out not to be load bearing, the job is simpler and the price reflects it. If it is, the engineer designs the beam the same way as for any other bearing wall.
Commercial space near The Lakefront
The Lakefront, Little Elmโs original downtown near Eldorado Parkway and Main Street, has seen new restaurants and shops, and businesses along Eldorado Parkway and US-380 sometimes need to join rooms or open a dining area. Commercial wall removal works the same way as residential: engineerโs plan, permit, inspection and a written price.
What affects the price
In Little Elm, cost mostly comes down to the span, whether the wall carries a second floor and what runs through it. Newer homes often have ductwork, plumbing or low-voltage wiring in interior walls, and rerouting those is listed in your written price. You get that price before any work starts.
How long it takes
Most walls come out in one day of work. Engineering and the permit come first and set the overall timeline. The inspection is scheduled right after the work day.
What to expect on the work day
The crew sets up temporary walls on both sides of the opening to hold the floor or ceiling above. The old wall comes out, the beam and posts go in, and the temporary walls come down only once the beam carries the load. Drywall, ceiling and floor are patched where the wall stood, and we clean up before we leave.
Questions Little Elm homeowners ask
Can I open a wall in a house thatโs only a few years old? Yes. Newer homes are often easier to plan because the framing is consistent. Check your builder warranty terms first.
Can you tell from photos if the wall is load bearing? Often, yes. Text photos of the wall and the attic above it to (469) 436-5680 and weโll tell you what we see.
Do we need to move out? No. Most families stay home. We close off the work area and keep a clear path through the house.
