How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Cedar Hill
Cedar Hill homes range from custom houses on wooded lots near Joe Pool Lake to two-story family homes in newer subdivisions. Whatever the style, the request is usually the same: take out the wall that separates the kitchen from the living area and make the main floor feel like one space.
We do that safely, with an engineer-designed beam, a city permit and a crew that does nothing but wall removal.
Building on the hills of Dallas County
Cedar Hill sits higher than most of Dallas County, on an uplift of Austin chalk limestone covered by clay topsoil. Toward the west, near Joe Pool Lake, the ground drops onto Eagle Ford shale, a clay-rich soil known across North Texas for swelling and shrinking with moisture.
That geology is part of why the city looks the way it does, with wooded hills and winding streets. It also matters when we change how a house carries its weight.
Why the ground matters when a wall comes out
A load bearing wall spreads its load along its full length. Once itโs gone, the new beam sends that load down through two posts, so the foundation under each post carries much more weight than before.
Our engineer checks the foundation at those points. On clay soils that move, a footing under each post is often part of the design, and itโs built before the beam goes in.
Custom homes in Lake Ridge
Lake Ridge, which lies partly in Cedar Hill and partly in Grand Prairie near the shore of Joe Pool Lake, is known for custom homes on large, often wooded lots. Custom houses rarely follow a standard plan, so every wall needs its own look.
In homes like these, owners often want to open a formal dining room to the kitchen or remove a wall that blocks the view from the entry to the back windows.
Tall walls and vaulted great rooms
Many custom and newer homes have a great room with a tall or vaulted ceiling next to a kitchen under a standard ceiling. The wall between them can carry roof loads from the vault, and sometimes itโs taller than it looks from below.
The engineer traces where the roof load lands before sizing the beam, and we plan the shoring for the full height of the wall.
Opening the view to the yard
On lots with trees, a greenbelt or a view toward the hills, the back windows are often the best feature of the house, yet a wall or two keeps them out of sight from the kitchen. Removing that wall puts the view in the middle of daily life.
Neighborhoods from the 1990s and 2000s
Cedar Hill grew quickly through the 1990s and 2000s, and many of its subdivisions date from those years. Houses from that period often have a formal living and dining room at the front and a kitchen and family room at the back, divided by a wall with a bar or a pass-through.
That dividing wall is the most common one we remove. It often carries ceiling joists, and in two-story plans it may carry the floor above.
Two-story homes and second-floor loads
In a two-story house, the wall under a game room or a bedroom often supports floor joists, and that changes the beam size. Bathrooms, tubs and laundry rooms upstairs add weight, so the engineer checks exactly what sits above before the design is final.
Permits in Cedar Hill
The City of Cedar Hill requires a building permit for structural work like removing a load bearing wall. We file it with the engineerโs plan through the cityโs Building Inspections Division, schedule the inspection and close it out.
HOAs in Cedar Hill neighborhoods
Some Cedar Hill neighborhoods have HOAs and some donโt. Interior wall removal rarely needs HOA approval, but exterior work like removing porch columns can. If yours has one, we provide drawings and a written description for their review.
Covered patios and porch columns
A covered back patio is a natural place to enjoy a wooded or sloping lot, but a post in the middle can block the view and the furniture layout. Replacing posts with a longer beam opens the patio while keeping the roof supported.
Checking existing cracks before we start
Hairline cracks in drywall or tile are common in North Texas homes on clay soil. Before any wall comes out, itโs worth noting and photographing existing cracks near the work area, so everyone knows what was there before the project started.
Ductwork, plumbing and electrical in the wall
Kitchen walls often hide a vent stack, a gas line, ductwork to the second floor or the switches for the kitchen lights. We find all of it before we quote, and any rerouting appears in your written price.
Wall removal before a kitchen remodel
If a new kitchen is in your plans, the wall should come out first. The beam, posts, ceiling patch and any rerouted lines need to be finished before cabinets, counters and flooring go in.
We can deliver a permitted, inspected opening on your remodelerโs schedule, or open the wall now and leave the remodel for later.
What the work day looks like
On the day of the work, the crew protects the floors, seals the area and builds temporary walls on both sides of the opening to hold the ceiling. Then we remove the old wall, set the beam and posts and take the temporary supports down only once the beam is carrying the load. Drywall, ceiling and floor are patched where the wall stood, and the inspection is scheduled next.
What it costs in Cedar Hill
Every quote includes engineering, the permit, shoring, the beam and posts, and the drywall, ceiling and floor patch. New footings under the posts, tall or vaulted walls, second-floor loads and rerouted plumbing or ductwork add to the scope. You get a written price before any work starts.
How long it takes
Most walls come out in one day of work. Engineering and the city permit come first and set the overall timeline, and a new footing may add a short wait for concrete before the beam is set.
Questions Cedar Hill homeowners ask us
Do I need a new footing? It depends on your foundation and the load. The engineer decides after reviewing the house, and if one is needed, itโs in your written price.
Can you remove a wall in a custom home with no plans? Yes. We inspect the attic and framing, and the engineer designs from what we find.
Do we have to leave the house? No. Most families stay home. We seal off the work area and keep a clear path through the house.
