How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Burleson
Burlesonโs housing has grown fast, and much of it has been built since the early 2000s. Older brick homes surround Old Town, while newer subdivisions spread out along I-35W, SH 174 and the Chisholm Trail Parkway. Whether your house is older or newer, removing the right wall can make the main floor work better without adding on.
Burleson homes fall into two broad groups. Older homes need careful checks of framing that has been changed over the years. Newer homes are easier to read, but many of them carry a second floor.
Old Town Burlesonโs brick ranch homes
The streets around Old Town Burleson include brick ranch houses and bungalows from earlier decades, with some newer infill. In a ranch house, the center wall usually carries the ceiling joists and part of the roof. Replacing it with a beam joins the kitchen, dining and living room into one space.
Ranch homes from earlier decades often have a small kitchen with a doorway into the dining area. Removing that wall opens the kitchen to the rest of the house and brings in light from the front windows.
Older framing and earlier remodels
Older houses were framed with the lumber and methods of their time, and many have been remodeled more than once. We look in the attic and at the wall itself to see what was done before. If an older home sits on pier and beam, the engineer checks the piers under each new post.
Making a compact home feel bigger
Many Burleson homes have three bedrooms and a modest main floor. When the kitchen, dining area and living room are split by walls, each one feels small. Taking down one wall often makes more difference to everyday living than adding square footage, and it avoids building an addition.
In a smaller house, the location of the beamโs posts matters even more, because every foot of wall is useful. We plan where the posts land so they donโt take space you need for cabinets or furniture.
Hidden Creek, Oak Valley Estates and newer subdivisions
Neighborhoods built in the 2000s and 2010s, such as Hidden Creek and Oak Valley Estates, include one- and two-story homes with brick and wood exteriors. These plans often separate a formal dining room or a study from the main living area, and the walls that do it may or may not be structural.
New construction and builder plans
Newer communities like the Parks at Panchasarp Farms are still being built. Owners of a brand-new home sometimes want a wall changed soon after moving in. In that case, the builderโs plans help the engineer see how the house is framed, and we confirm it in the attic.
If your home is still under a builderโs warranty, read it before planning any structural change.
Two-story loads
In a two-story Burleson home, a first-floor wall under bedrooms or a bathroom is carrying the floor above. The engineer sizes the beam for that floor load and checks that the posts and the slab beneath them can take it.
Upstairs bathrooms add weight and often send drain lines down through first-floor walls. Those pipes are located during the estimate, and moving them is part of the quote.
The City of Burleson permit
The City of Burleson requires a building permit for structural work like removing a load bearing wall. We file it with the engineerโs plan, schedule the inspection and close it out once the work passes.
Foundations and soil movement
Much of North Texas sits on expansive clay soil, and foundations here move with wet and dry seasons. A beam focuses a wallโs load on two posts, so the engineer checks the slab at each one and calls for a footing where needed. We pour it before the beam goes in.
HOAs in Burleson neighborhoods
Newer Burleson neighborhoods like Oak Valley Estates have homeowners associations. Interior wall removal rarely needs their approval, while porch, patio or garage changes usually do. We provide drawings for their review.
Garage and home extensions
Some Burleson owners extend a garage or the back of the house rather than move. The wall between the existing house and the new space usually becomes an engineered opening, which we build as part of the extension.
Commercial spaces in Old Town and along I-35W
Shops, offices and restaurants in Old Town Burleson and along I-35W sometimes need an interior wall removed to join spaces. Commercial wall removal starts with the engineer and the permit, just like a home, and ends with the beam set and the opening patched.
Raised and vaulted ceilings
Some homes have a flat ceiling in every room, and owners want height in the living area. Raising or vaulting a ceiling depends on how the roof is framed. If ceiling joists or trusses need to change, the engineer designs it, and we can do it together with the wall removal.
Covered patios and porch posts
A post in the middle of a covered patio or front porch gets in the way of furniture and the view. Replacing it with a longer beam opens the space. The engineer checks how that roof ties into the house before we plan the work.
What the price depends on
Engineering, the Burleson permit, the beam and posts, shoring and patching the drywall, ceiling and floor are all in your written price. A second floor above the wall, a long span or plumbing to reroute adds to it. You see and approve the full price before work starts.
How long it takes
Most walls come out in a single work day. Engineering and the permit come first, and that paperwork sets the overall schedule.
We protect the floors, contain the dust and clean up at the end of the day, so you can stay in the house.
What happens on the work day
Our crew sets temporary walls to hold the ceiling, removes the old wall, sets the beam and posts and takes the temporary supports down only once the beam is carrying the load. The drywall, ceiling and floor are patched, and the inspection is scheduled.
Questions Burleson homeowners ask
Can you tell if a wall is load bearing from photos? Often. Send pictures of the wall and the attic over it to (469) 436-5680, and weโll confirm on site.
Is it worth opening a wall in a smaller house? Usually, yes. In a compact home, joining the kitchen and living room changes how the whole floor feels.
What happens to the floor where the wall was? We patch it, along with the drywall and the ceiling, so the room is ready for paint.
Engineering and warranty
Each beam we install is designed and signed off by a licensed engineer. Our 12-year written warranty stays with the house if you sell, and we carry insurance for structural work.
