How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Fort Worth homes
Fort Worth is a city of very different houses. Close to downtown and the cultural district there are 1910s to 1940s bungalows and Tudors; west and southwest of the center there are post-war ranch homes; and in far north and far west Fort Worth, most homes were built in the last twenty-five years. Wherever your home is, the wall people want gone is usually the same โ the one between the kitchen and the living area โ and every job starts with an engineer looking at what that wall carries.
Older Fort Worth homes on pier-and-beam foundations
Many homes in neighborhoods like Fairmount, Arlington Heights, Ryan Place and Berkeley Place sit on pier-and-beam foundations. When a load bearing wall comes out, its load moves to the posts at each end of the new beam, and in a pier-and-beam house those posts need solid support down to the ground. We check the piers and beams under the floor and add support where the engineer calls for it.
These homes also tend to have plaster walls, original wood floors and trim that owners want to keep, and older wiring inside the walls. We plan the opening around all of it before we quote.
Historic districts in Fort Worth
Fort Worth has several local historic districts, and Fairmount is one of the largest residential historic districts in the Southwest. Interior wall removal usually isnโt affected by district rules, but exterior changes like removing porch columns can need review before a permit is issued. If your home is in a district, we check the rules and prepare what the review asks for.
Ranch homes from the 1950s and 1960s
Single-story ranch homes are common in west and southwest Fort Worth. In many of them, the wall between the kitchen and the den carries the ceiling joists and part of the roof. Theyโre usually good candidates for a flush beam hidden in the ceiling, which gives you one flat ceiling from the kitchen to the living room.
Newer homes in north and west Fort Worth
North Fort Worth has grown fast, with large neighborhoods of two-story homes framed with roof trusses and built on post-tensioned slabs. In those homes, the wall people want gone is often the one around a formal dining room or between the kitchen and a second living area. The engineer checks the trusses and the floor framing above before sizing the beam.
Two-story homes and second-floor loads
In two-story Fort Worth homes, the wall between the kitchen and the family room often holds up the bedrooms and bathrooms above. That needs a beam sized for floor load. We tell you up front whether the beam can be hidden in the ceiling or will drop below it, and how it will look in the finished room.
Slab foundations on North Texas clay
Newer Fort Worth homes sit on slab foundations over clay soils that swell when wet and shrink in dry summers. Where the new posts land on the slab, the engineer checks whether it can carry the point load. Post-tensioned slabs have steel cables inside, so we locate them before cutting anything. When a new footing is needed, itโs in the plan and in your price.
Permits in the City of Fort Worth
The City of Fort Worth requires a building permit to remove or alter a load bearing wall. We file the permit with the engineerโs plan, schedule the framing inspection and close it out, so the change is on record when you sell.
Plumbing, gas and ductwork inside the wall
Kitchen walls often hide a vent stack, a gas line for the range, ductwork or the switches for the kitchen lights. In older Fort Worth homes we also look for old galvanized pipe and wiring that should be updated while the wall is open. Any rerouting is listed in your written price so nothing surprises you on the work day.
A recent Fort Worth project
A typical Fort Worth project opens a closed kitchen to the living area, with a new beam carrying the load and the kitchen finished around it. You can see projects like it on our gallery page.
What it costs in Fort Worth
Most load bearing wall removals in Fort Worth include engineering, the city permit, the beam and the ceiling and floor patch. Pier-and-beam homes that need new support, two-story homes and walls with plumbing or ductwork inside sit at the higher end. You get a written price before any work starts.
How long it takes
Most walls come out in one day of work. Engineering, the Fort Worth permit and any historic review come first and set the overall timeline. We protect your floors, contain the dust and clean up every day.
What happens on the day of the work
On the work day our crew sets up temporary walls on both sides of the opening to hold the ceiling, removes the old wall, sets the new beam and posts, and takes the temporary supports down only once the beam is carrying the load. The ceiling and floor are patched where the wall stood, and the Fort Worth framing inspection is scheduled right after.
Raised ceilings and porches
Many older Fort Worth homes have a steep roof over a flat ceiling, which leaves room to raise or vault the ceiling once a wall comes out. Front porches on bungalows and covered back patios on newer homes can also be opened by replacing posts with one longer beam. All of it depends on the framing above, which we check during the estimate.
Why an engineer is on every job
A wall that looks simple can carry more than youโd expect: a roof that was reframed decades ago, a point load from upstairs or a girder truss. A licensed engineer looks at what the wall carries in your Fort Worth home and designs the beam and posts for it, so the ceiling stays flat and the floors donโt move after the wall is gone.
Questions Fort Worth homeowners ask us
Is my wall load bearing? Often, yes, especially between the kitchen and the living area. Text us photos of the wall and the attic above it and weโll tell you what we see.
Do we need to move out? No. Most families stay home. We close off the work area, protect the floors and keep a path through the house.
Selling a Fort Worth home after opening a wall
Fort Worth buyers expect open, updated layouts, and their inspectors look for permits on structural changes. A wall removed with an engineerโs plan, a closed City of Fort Worth permit and a transferable 12-year warranty is easy to explain at closing.
