How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal on Lucas properties
Lucas is different from the suburbs around it. Homes sit on large lots along winding two-lane roads, many are custom built, and the setting feels like the country even though Allen is just to the west. That changes how we approach wall removal: thereโs rarely a standard plan to compare against, so each house is studied on its own.
Custom homes, not standard plans
In a production subdivision, homes built from the same plan usually share the same framing. In Lucas, most homes were designed for one owner on one lot, and the load paths can be unusual: long spans, offset second floors, tall walls and rooflines with several ridges and valleys.
Thatโs why we never guess. We trace the load from the roof and the second floor down to the wall, and the engineer designs the beam and posts for your house specifically.
Lucas homes from the 1990s and early 2000s
A good share of Lucas homes were built in the 1990s and early 2000s. Many of them have formal living and dining rooms, a separate study and a kitchen closed off from the family room. Owners updating these homes usually want the kitchen open to the main living space, and sometimes the formal rooms joined to it as well.
Newer custom builds
Homes built in the last decade or so tend to be more open from the start, but owners still ask us to widen an opening, join a study to the living room or remove a wall that blocks the view to the backyard. Newer homes often use engineered lumber, and the new beam has to be designed to work with it.
Long spans and tall ceilings
Big rooms and tall ceilings are common in Lucas homes. A long opening calls for a deeper or stronger beam, often steel or engineered wood, and taller posts. With higher ceilings, a dropped beam usually looks natural, and it can be wrapped in wood to match existing ceiling beams or trim.
Opening the house to the land
On a big lot, the view is part of what you paid for. Yet many Lucas homes put a wall between the kitchen and the rooms that face the backyard, the pool or the pasture. Removing that wall lets you see the property from where you spend the most time. When the wall sits near the back of the house, the engineer also checks how it ties into the exterior wall and the roof over the patio.
Stone, brick and timber inside the house
Some custom homes have interior stone or brick walls, fireplaces that run to the ceiling or heavy timber details. Masonry walls are handled differently from framed walls, and they can be much heavier. We identify them during the estimate, and the engineer plans for removal and support in the same design.
Bonus rooms and second-floor loads
Many Lucas homes keep the main bedrooms downstairs and put a bonus room, guest suite or game room upstairs. That upstairs room usually lands on one or two walls below. Before we quote, we find exactly where it bears, so the beam is sized for the floor above and not only the ceiling.
Garage and home extensions
Larger lots give Lucas homeowners room to grow, and some properties already have expanded or detached garages. We handle garage and home extensions too, including the beam work where a new room or a wider garage meets the existing house. The engineering and permit process is the same as for an interior wall.
Ductwork, plumbing and gas in bigger homes
Larger homes often have more than one HVAC system, plus plumbing for wet bars, butlerโs pantries and upstairs bathrooms. Any of that can run through the wall you want gone. We find it during the estimate and include rerouting in your written price, so nothing comes as a surprise on the work day.
Getting the crew and beam to your house
Long driveways, gates and big yards are part of life in Lucas. Before the work day, we plan where the truck parks, how the beam gets into the house and which path the crew uses, so your landscaping and driveway are protected.
Permits in Lucas
The City of Lucas requires a permit to remodel a single-family home, and that includes structural work like removing a load bearing wall. Permits go through the cityโs Development Services department. We file the permit with the engineerโs plan, schedule the inspection and close it out.
Deed restrictions and associations
Some Lucas neighborhoods have deed restrictions or an association, while many properties donโt. Interior wall removal rarely needs any outside approval. Exterior changes, like extending a garage or removing porch columns, may need review, and we provide drawings when they do.
Foundations on Collin County clay
Homes in Lucas sit on the same expansive clay found across Collin County, which swells with rain and shrinks in dry summers. When a wall comes out, the posts at each end of the beam carry concentrated weight, so the engineer checks the foundation under them and adds a footing when needed.
Porches, patios and outdoor rooms
Covered porches, patios and outdoor kitchens are part of many Lucas properties, often with columns spaced closer than owners would like. Replacing two or three posts with one longer beam opens the view across the property. The porch roof is shored the whole time the posts are out.
What affects the price
Span length, ceiling height, roof and floor loads, masonry and anything inside the wall all affect the price. Engineering, the Lucas permit and the drywall, ceiling and floor patch are included. You get a written price before any work starts, so you can plan with real numbers.
How long it takes
Engineering and the permit set the overall timeline, and custom homes can take a bit longer to engineer. Once the permit is approved, most walls come out in one day of work. Longer spans with steel beams may take more, and we tell you that up front.
Questions Lucas homeowners ask
My house is one of a kind. Can you still tell me if the wall is load bearing? Yes. Start by texting photos of the wall and the attic above it, then weโll confirm on site.
Do we need to move out? No. We close off the work area, protect your floors and keep a path through the house.
Is the work warrantied? Yes. Every job is backed by our 12-year written, transferable warranty and $1M in insurance for structural work.

We work across Lucas, from Brockdale Estates, Lakeview Downs, Stinson Highlands and Saddlebrook Estates to the acreage properties east toward Lavon Lake. Whether your home is in an established neighborhood or on its own acreage, the process is the same: we look at the house, the engineer designs the beam, we pull the permit and then we schedule the work day.
