How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Wall removal for Euless homes
Euless has a wide mix of housing: established ranch-style neighborhoods in the center and south of the city, family subdivisions north of SH 183, townhomes, and newer homes around Glade Parks. The wall a homeowner wants gone looks different in each of them, and so does the beam that replaces it.
Ranch homes from the 1960s through the 1980s
Many of the older single-family homes in central and southern Euless are single-story ranch houses. They were built with a separate kitchen, a living room and often a small dining area, divided by a wall running down the middle of the house. That center wall usually supports the ceiling joists and, through them, part of the roof.
Replacing it with a beam is one of the most effective changes you can make to a ranch house. The kitchen, dining and living areas become one room without adding any square footage.
Flat ceilings and flush beams
Ranch homes of that era usually have flat ceilings at a standard height, so a beam hanging below the ceiling can feel heavy. When the span and load allow it, the engineer specifies a flush beam set up into the ceiling line, and the ceiling patch hides it.
If the beam has to drop below the ceiling, it can be wrapped in drywall to match the walls or in wood for a warmer look.
Single-story homes and the attic
In a single-story Euless house, almost everything we need to see is in the attic: which way the ceiling joists run, where they overlap, and whether the roof braces down onto the wall. That makes single-story homes easier to assess from photos, and itโs why we ask for a photo of the attic along with the wall.
Midway Park, Wilshire Park and Westwood Village
We work throughout established Euless neighborhoods like Midway Park, Wilshire Park, Westwood Village and the Park Hill area. Homes in older sections like these have often been updated piece by piece over the years, so we check for past changes in the attic and inside the wall before we price the job.
North Euless subdivisions
North of SH 183, many Euless homes were built from the 1980s into the early 2000s on larger lots. If yours has two stories, the second floor sits on walls downstairs. Any first-floor wall under bedrooms or a bathroom gets a beam sized for that floor, not just the ceiling.
Homes from the 1980s and 1990s also tend to have a formal living room at the front that families rarely use. Opening it to the family room or the kitchen puts that space back into daily use.
Newer homes near Glade Parks
Newer construction around Glade Parks has more open plans than older Euless homes, but many still separate the kitchen from a dining or flex room. In a newer house, the framing is usually easier to read in the attic. Truss roofs and floor systems still need the engineerโs review before anything is cut.
Townhomes and shared walls
Townhomes are a common part of the Euless housing mix. In a townhome, the wall shared with your neighbor is a fire separation and is not something we remove. Interior walls between your kitchen and living room can often be opened, but the HOA may have rules about structural work, so check your documents first. We provide the engineerโs plan for their review.
HOA or no HOA
Many older Euless neighborhoods have no formal homeowners association, so interior work goes straight to engineering and the permit. Newer subdivisions usually have one. Interior wall removal rarely needs approval there, but porch or patio changes may.
Euless permits for structural work
The City of Euless requires a building permit for structural work like removing a load bearing wall. We file the permit with the engineerโs plan, schedule the inspection and make sure it is closed out, so the work is on record.
Commercial spaces along the highways
Euless has offices, restaurants and retail along SH 183 and SH 121. Business owners sometimes need a wall removed to join two suites or open up a dining room. Commercial wall removal follows the same steps as a home: engineering, permit, shoring, beam and patching.
For a business, we talk through the schedule up front so the space is out of use for as short a time as possible.
Clay soil and the beamโs posts
Euless sits on the same expansive clay as the rest of the Mid-Cities. When a load bearing wall comes out, the beam carries its weight to two posts, and the slab under each one has to support it. If it canโt, the engineer specifies a footing, and we pour it before the beam goes in.
Turning a closed kitchen into an open one
In older Euless homes, the kitchen is often the smallest and darkest room in the house. Removing the wall between it and the living room brings in light from the living room windows and makes room for an island or a bigger table. Plumbing or vents in that wall are rerouted as part of the job and listed in your price.
What drives the price in Euless
Engineering, the permit, the beam and posts, shoring and the drywall, ceiling and floor patch are all in your written price. Single-story ranch homes are usually more straightforward than two-story homes, and a wall with plumbing or a gas line inside costs more. You approve the price before any work starts.
How long the job takes
The removal itself usually takes one day of work. Engineering and the permit come first and set the overall schedule, and we confirm the work date once the permit is issued.
The work day in a Euless home
Our crew sets temporary walls on both sides of the opening, removes the old wall, sets the beam and posts, and takes the temporary supports down only once the beam is carrying the load. Then the drywall, ceiling and floor are patched where the wall stood, and the city inspection is scheduled.
Questions from Euless homeowners
Is the center wall in my ranch house load bearing? Often it is, because it supports the ceiling joists. Text photos of the wall and the attic to (469) 436-5680 and weโll tell you what we see.
Can I stay home while the work is done? Yes. We seal off the work area, protect the floors and keep a path through the house.
Do I need HOA approval for a townhome? Check your HOA documents. Many associations want to see plans for any structural work, and we can provide them.
Warranty and insurance
Every job is backed by a 12-year written warranty that transfers to the next owner, and we are insured for structural work. A licensed engineer signs off on every beam.
