How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Rockwall
Rockwall sits on the east shore of Lake Ray Hubbard, and that shapes what homeowners ask us for. Many want a wall gone so they can see the water, the yard or the next room from the kitchen. Others want the kind of open layout their newer neighbors already have. Either way, the wall usually carries load, and it needs a beam designed by an engineer.
Opening a room toward the lake
In many lake-area homes, the best view is from a living room or a back room thatโs closed off from the kitchen. Removing the wall between them lets the view carry through the house. When the wall is close to the back of the home, the engineer also checks how it ties into the exterior wall, the roof and any deck or balcony above.
Waterfront homes in Chandlers Landing
Chandlers Landing is a gated community on the lake with a marina and custom homes, many of them multi-story, built from the 1980s into the early 2000s. These houses donโt follow a single builder plan. Rooms step up and down with the lot, ceilings change height from room to room, and loads from upper floors can land in unexpected places.
We trace the load path from the roof down before we quote, so the beam and posts are designed for the house you actually have.
Multi-level homes and stacked loads
In a home with two or three levels, a first-floor wall can carry the floors above it and the walls on those floors too. The engineer adds all of that up, sizes the beam and posts for it, and makes sure the posts land on solid support at the foundation. In some cases, a steel beam is the right answer for a long opening with a lot of weight above.
Brick and stone homes from the 2000s
Neighborhoods like Caruth Lakes and Lakeview Summit are full of brick and stone homes from the 2000s, many of them two stories. Their layouts often include formal living and dining rooms up front and a kitchen that opens to a breakfast area but not to the family room. The wall between the kitchen and the family room is the most common one weโre asked to remove.
Newer homes in Breezy Hill and Stone Creek
Breezy Hill and Stone Creek are newer communities, with homes built in the last decade and a half. Their plans are more open from the start, but owners still ask us to widen an opening, join a study to the living room or open a dining room to the kitchen. In newer homes, the beam has to work with the engineered joists and trusses the builder used.
Two-story family rooms and raised ceilings
Many two-story Rockwall homes have a family room open to the second floor, next to a kitchen under a flat ceiling. When the wall between them comes out, the beam has to carry the floor above the kitchen while the family room keeps its full height. Some owners also ask to raise the kitchen ceiling, which depends on the framing above it. We check both before the engineer starts the design.
Condos and townhomes near the Harbor
The Harbor District includes condominiums in gated communities. In a condo or townhome, your association usually controls structural elements, and party walls between units stay where they are. Interior walls inside your unit may be removable, but youโll need the associationโs approval first. We provide the engineerโs plan and drawings for their review.
Decks, porches and lake-facing columns
Covered decks and patios facing the lake often have posts right in the line of sight. Replacing those posts with a longer beam opens the view and the space. The roof stays shored the whole time, and the new beam can be finished to match the trim of the house.
Permits in Rockwall
The City of Rockwall requires a building permit for residential remodels, including structural work like removing a load bearing wall. We file the permit with the engineerโs plan, schedule the inspection and close it out, so the work is on record when you sell.
Slab foundations and clay soil
Most Rockwall homes sit on slab foundations over clay that swells when wet and shrinks during dry spells. When a long beam replaces a wall, the posts concentrate weight on the slab. The engineer checks the slab under each post and adds a footing to the plan when itโs needed.
Gated communities and HOA review
Many Rockwall neighborhoods have an HOA, and some are gated. Interior walls rarely need approval, but exterior changes like removing deck or porch columns often do. In gated communities, we also arrange gate access for the crew and the beam delivery ahead of time.
Shops and offices around downtown and I-30
We also remove walls in commercial spaces, like shops near the historic downtown square and retail along I-30. Opening two suites into one or turning back offices into a sales floor follows the same process: an engineerโs design, a permit and a contained work area, scheduled around your hours.
Remove the wall before you remodel
If a kitchen remodel is in your plans, take the wall out first. The beam, the ceiling patch and any rerouted plumbing, gas or electrical have to be in place before cabinets, counters and flooring go in. We can hand your remodeler a finished, permitted opening, or do the opening on its own if the remodel is still a ways off.
What the price depends on
The length of the opening, the loads above it, the beam type and anything inside the wall, like ductwork or plumbing, all affect the price. Multi-level homes and steel beams sit at the higher end. Engineering, the permit and the drywall, ceiling and floor patch are included, and you get a written price before any work starts.
How long it takes
Engineering and the Rockwall permit come first and set the overall timeline. After approval, most walls come out in one day of work. The crew shores the house with temporary walls, removes the old wall, sets the beam and posts, and patches the drywall, ceiling and floor before leaving.
Questions Rockwall homeowners ask
Can you remove a wall in a multi-story lake house? Yes. It takes careful engineering, and thatโs why every beam we install is designed and signed off by a licensed engineer.
Do I need my HOA or condo association to approve it? For interior walls in a house, usually not. For condos, townhomes and exterior work, usually yes.
Can we stay home during the work? Yes. We close off the work area, protect your floors and keep a path through the house.
Neighborhoods we work in
We work throughout Rockwall, including Chandlers Landing, Caruth Lakes, Lakeview Summit, Breezy Hill, Stone Creek and the Harbor District, plus the older streets near the downtown square.
