How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in Coppell
Coppell became a family suburb in the 1980s and 1990s, and by the end of that run most of its residential land was built out. With few new lots left, many Coppell families choose to update the house they love instead of moving. Removing a wall is often the first and biggest step.
A built-out city where families renovate
When a city has little room left for new homes, the homes it has get remodeled over and over. Many Coppell houses already have updated kitchens and baths, and the next request is usually a layout change: one open room where there used to be two or three.
That change almost always involves a load bearing wall. We plan it with a licensed engineer so the opening is done once and done right.
Homes from the 1980s and 1990s
The established neighborhoods in central Coppell, around Old Town and Andrew Brown Park, are full of homes from the 1980s and 1990s on larger lots with mature trees. Homes of that era often have a formal living and dining room at the front, a family room in the middle and a kitchen with a breakfast nook.
Neighborhoods like Northlake Woodlands East mix single-story and split-bedroom plans, with kitchens ranging from original to fully remodeled. Each plan puts its loads in different places, and we check them house by house.
Turning formal rooms into family space
Formal living rooms often go unused while the family crowds into the kitchen. Removing the wall between the formal rooms and the kitchen, or between the kitchen and the family room, gives you one connected space for cooking, homework and having people over.
Upstairs bonus rooms and floor loads
In Coppellโs two-story homes, bedrooms, a bathroom or a bonus room often sit upstairs. In those houses, the wall between the kitchen and family room often supports the second floor.
The engineer checks what sits above the wall, including tubs and closets, and sizes the beam and posts for floor load. The slab under each post gets checked too, and we add a footing when needed.
Southern Coppellโs newer homes
Southern Coppell, near the airport and the Irving line, has newer homes from the 2000s and 2010s with more contemporary floor plans. These houses are already more open, so the request is often smaller: widening a doorway, removing a column or opening a home office or media room to the main living area.
Widening an opening in a load bearing wall still needs a new beam and an engineered plan, and we handle it the same way.
HOA approvals in Coppell
Coppell has many homeowners associations, from light architectural oversight to full-service communities with pools. Interior wall removal rarely needs approval, but exterior work like porch column removal often does. We provide drawings and a description of the finished look when your association asks for them.
Coppell Greens and the Denton County side
Most of Coppell is in Dallas County, while a small area in the far north, including Coppell Greens, is in Denton County. For a wall removal inside city limits, the process doesnโt change: engineering, the city permit and the inspection.
Engineering comes first
Before we touch a wall, a licensed engineer designs the beam and posts and signs off on the plan. We give the engineer what we find in the attic, the span you want and what sits above. That plan is what the city reviews and what our crew builds.
Permits in Coppell
The City of Coppell requires a building permit for structural work like removing a load bearing wall. We file it with the engineerโs plan, schedule the inspection and close it out, so the work is documented when you sell.
What a Coppell wall removal costs
Your price includes engineering, the city permit, the beam and posts, and the drywall, ceiling and floor patch. Second-floor loads, long spans and plumbing or ductwork in the wall raise it. A short opening in a one-story home keeps it lower. You get a written price before any work starts.
Timing around the school year
Many families with kids plan projects around the school calendar. Engineering and the permit come first and set the overall timeline, so it helps to start early. Once both are ready, most walls come out in one day of work.
Raising the ceiling while the wall is open
In some homes, the family room has a vaulted or raised ceiling while the kitchen next to it has a flat one. When the wall between them comes out, some homeowners raise the kitchen ceiling too, so the space reads as one room. Whether that works depends on the roof framing, which we check in the attic.
Whatโs hiding inside the wall
In a two-story Coppell home, the wall between the kitchen and family room can hide a drain from an upstairs bathroom, ductwork feeding the second floor, a gas line for the range or switches for the kitchen lights. We check for all of it before we quote, and any rerouting shows up in your written price.
Temporary walls, beam and patch
The crew sets up temporary walls on both sides of the opening to carry the ceiling, removes the old wall and sets the new beam and posts. The temporary walls stay until the beam is holding the load. Then the drywall, ceiling and floor are patched, and the Coppell inspection is scheduled.
Selling a Coppell home after opening a wall
Coppell buyers expect open, updated layouts, and their inspectors look for permits on structural changes. An engineered opening with a closed city permit and a transferable 12-year warranty is easy to explain at closing.
Protecting a remodeled home
Many Coppell homes already have new floors, cabinets and finishes. We cover floors, seal the work area with plastic and keep dust away from the rest of the house. Where the wall stood, we patch the floor and talk with you ahead of time about matching it. If you kept spare flooring from your last remodel, set it aside for us, because it makes the patch much easier to blend in.
Questions Coppell homeowners ask us
Is the wall between my kitchen and family room load bearing? In many two-story homes, yes. Text us photos of the wall and the attic above it and weโll tell you what we see.
Can you work around my new floors? Yes. We protect them and patch only the strip where the wall stood.
Does my HOA need to approve it? Interior work usually doesnโt need approval. Exterior work often does.
Neighborhoods we work in
We work across Coppell, from Old Town and the neighborhoods around Andrew Brown Park to Northlake Woodlands East, Riverchase, Westhaven, Coppell Greens and the newer homes in southern Coppell.
