How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Opening walls in Mansfield homes
Mansfield has grown quickly, and most of its homes have been built since the turn of the century. Newer houses are more open than older ones, but plenty of them still have walls homeowners want gone: a formal dining room beside the kitchen, a study off the entry or a wall that closes in the stairs.
Mansfield also has older neighborhoods. Around Walnut Creek and near Historic Downtown, homes are older and less uniform, so the approach depends on which part of the city you live in.
Newer master-planned communities
Communities such as Somerset and South Pointe were built by several home builders offering one- and two-story plans. In builder neighborhoods, the same layout may repeat down a street, but the framing can differ from one elevation to the next. We never assume your wall is the same as a neighborโs. The engineer checks your house.
Builder plans often put the kitchen, the breakfast area and the family room in one space already, but keep a formal dining room or study separate. Those rooms are usually what owners want to connect.
Walnut Creek and the golf course neighborhoods
Around Walnut Creek Country Club, homes date from the early 1980s to the early 2000s and vary widely in style. Many are one of a kind, so the attic framing doesnโt follow a standard plan. We look in the attic, review any original drawings you have and size the beam for the house as it was built.
Homes of that period also tend to have more formal rooms than newer builds, which gives owners more walls to choose from when opening up the main floor.
Homes near Historic Downtown Mansfield
The streets around Historic Downtown Mansfield have homes from several eras, including some of the oldest in the city. Older houses were framed differently from new ones and have often been remodeled before. If an older home sits on pier and beam, the engineer checks the support under each new post, and new supports may be added under the floor.
If your home is a designated historic property, ask the city whether exterior work needs review before you plan any porch changes.
Rooms above the wall
If your house has a game room or bedroom upstairs over the kitchen or family room, that room adds floor load to the wall below. When the wall comes out, the beam is sized for the floor and everything on it, and the engineer may call for a deeper beam or additional posts.
The upstairs bathroom matters too. A tub or tiled shower over the wall adds weight, and its drain may run through the wall, which we reroute as part of the job.
Opening the study or flex room
Many builder plans include a front study or flex room closed off by walls and a door. Opening it to the living area or the entry makes it part of the house. These walls may or may not be load bearing, and we tell you which before you get a price.
Stair walls
A wall that closes in the staircase often supports the landing or part of the second floor. Replacing it with a beam or a smaller post opens the stairs to the living area. The engineer checks it like any other structural wall.
If the stair wall has the light switches for the entry or the upstairs hall, we plan where they go before the work day.
Mansfield permits for structural work
Structural changes like this need a permit in Mansfield. We file it with the engineerโs plan, schedule the city inspection and close it out when the work passes.
HOA review in newer neighborhoods
Master-planned communities like South Pointe have homeowners associations. Interior walls rarely need approval, but exterior work usually does, such as removing a porch column or extending a garage. We provide drawings and a description of the finished look.
Garage and home extensions
On larger homesites, some Mansfield homeowners extend a garage or add space at the back of the house. Connecting the new space to the old one usually means a structural opening with an engineered beam, which we build as part of the extension.
Patio columns and outdoor living
A covered patio with a post in the middle limits how you can use the space. A longer beam can replace the post. The engineer checks the patio roof and how it connects to the house before the work is planned.
In a master-planned neighborhood, your HOA will likely want to see the plan first, and we provide the drawings.
Slabs, clay and footings
Most Mansfield homes sit on concrete slabs over North Texas clay that shrinks in dry weather and swells when it rains. When a wallโs load moves to two posts, the slab under each post has to carry it. The engineer decides whether a footing is needed, and we pour it before setting the beam.
Ducts and returns in newer homes
In two-story homes, interior walls often carry ductwork to the second floor or a large return air grille. Moving them is part of the plan, not an afterthought. We find them during the estimate and include the rerouting in your written price.
What it costs in Mansfield
Your written price includes engineering, the permit, the beam and posts, shoring and the patch to drywall, ceiling and floor. Two-story loads, longer spans and walls with plumbing, gas or ducts inside raise the price. You approve it before work starts.
How long it takes
The work itself usually takes one day. Engineering and the city permit come first and set the start date.
Because the paperwork comes first, it helps to start early if youโre planning new flooring or cabinets after the wall is out.
The work day
On the day of the work, the crew sets temporary walls on both sides of the opening, removes the wall, installs the beam and posts and takes down the shoring once the beam carries the load. We patch the drywall, ceiling and floor and clean up before we leave.
Questions Mansfield homeowners ask
My house was built recently. Is that a problem? No. Before any structural change, check your builderโs warranty documents. Our 12-year written warranty covers the wall we remove.
Is the wall between my kitchen and dining room load bearing? Sometimes. A few photos of the wall and the attic, texted to (469) 436-5680, usually tell us a lot.
Do we need to move out? No. We seal off the work area and keep a clear path through the house.
Engineering and warranty
A licensed engineer reviews and signs off on every beam. The work is covered by a 12-year written, transferable warranty, and we are insured for structural work.
