How it works
Three steps to an open floor plan

Step 1
Engineer review
A licensed engineer checks the wall, finds every load it carries and sizes a new beam for your house. We handle the city permit.

Step 2
Shoring and beam
Our crew builds temporary walls on both sides to hold the ceiling, protects your floors and brings in the engineered beam.

Step 3
Wall out, room finished
The wall comes out, the beam goes in and we patch drywall, ceiling and floor so the room is ready to live in.

Load bearing wall removal in McKinney homes
McKinney has two very different kinds of homes. Around the historic downtown square there are houses from the late 1800s and early 1900s, with tall ceilings, wood floors and rooms divided by thick plaster walls. Across the rest of the city, most homes were built from the 1990s on, in large master-planned neighborhoods. We remove load bearing walls in both, but the way we plan the work is very different.
Historic homes near the downtown square
Older McKinney homes near the square often sit on pier-and-beam foundations, with hand-framed roofs and ceilings. When a wall comes out in one of these houses, the posts at each end of the new beam need solid support down to the ground, so we check the piers and beams under the floor and add support where the engineer calls for it. These homes also tend to have plaster walls, older wiring and original trim that homeowners want to keep, so we plan the opening to match the house.
Historic district review
Parts of central McKinney are in a historic district with rules about how a house looks from the street. Interior wall removal usually isnโt affected, but exterior changes like removing porch columns can need review before a permit is issued. If your home is in the district, we check the rules and prepare what the review asks for.
Newer homes in master-planned neighborhoods
In neighborhoods like Stonebridge Ranch, Craig Ranch and Eldorado, most homes are two stories, framed with manufactured roof trusses and built on post-tensioned slabs. Many already have an open family room; what homeowners want removed is the wall around a formal dining room, a closed study or the wall between the kitchen and a second living area.
Two-story homes and second-floor loads
In two-story McKinney homes, game rooms, bedrooms and bathrooms often sit directly above the kitchen and family room. The wall between those rooms frequently supports that floor, so the beam is sized for floor load. Our engineer checks what sits upstairs and sizes the beam and posts for it, and we tell you up front whether the beam can be hidden flush in the ceiling or will drop below it.
Slab foundations on North Texas clay
Newer McKinney homes sit on slab foundations over expansive clay that swells when wet and shrinks in dry summers. When a wall comes out, the load moves to the posts at each end of the new beam, so the engineer checks that the slab can carry it. Post-tensioned slabs have steel cables inside, so we locate them before cutting anything. When a new footing is needed, itโs in the plan and in your price.
Permits in McKinney
The City of McKinney requires a building permit for structural changes like removing a load bearing wall. We file the permit with the engineerโs plan, schedule the framing inspection and close it out, so the change is documented when you sell.
HOAs in McKinney neighborhoods
Most of McKinneyโs newer neighborhoods have an HOA. Interior wall removal rarely needs HOA approval, but exterior work like removing porch or patio columns often does. If your project touches the outside of the house, we provide drawings and a description of the finished look for the review.
Plumbing, gas and ductwork inside the wall
In older McKinney homes, kitchen walls can hide old galvanized pipe or wiring that needs updating once the wall is open. In newer homes, they often carry ductwork for the second floor, a gas line for the range or low-voltage wiring. We check for all of it before we quote, and any rerouting is listed in your written price.
A recent McKinney project
A typical McKinney project opens a closed kitchen to the living area, with a new beam carrying the load and the kitchen finished around it. You can see projects like it on our gallery page.
What it costs in McKinney
Most load bearing wall removals in McKinney include engineering, the city permit, the beam and the ceiling and floor patch. Historic homes that need new pier support, two-story homes and walls with plumbing or ductwork inside sit at the higher end. You get a written price before any work starts.
How long it takes
Most walls come out in one day of work. Engineering, the McKinney permit and any historic review come first and set the overall timeline. We protect your floors, contain the dust and clean up every day.
What happens on the day of the work
On the work day our crew sets up temporary walls on both sides of the opening to hold the ceiling, removes the old wall, sets the new beam and posts, and takes the temporary supports down only once the beam is carrying the load. The ceiling and floor are patched where the wall stood, and the McKinney framing inspection is scheduled right after.
Raised ceilings and porches
Historic McKinney homes often already have tall ceilings; newer homes sometimes have room in the attic to raise a flat kitchen ceiling to match a vaulted family room. Front porches and covered back patios can also be opened by replacing two or three posts with one longer beam. All of it depends on the framing above, which we check during the estimate.
Why an engineer is on every job
A wall that looks simple can carry more than youโd expect: a girder truss, a point load from upstairs or, in older homes, a roof that was reframed decades ago. A licensed engineer looks at what the wall carries in your McKinney home and designs the beam and posts for it, so the ceiling stays flat and the floors donโt move after the wall is gone.
Questions McKinney homeowners ask us
Is the wall between my kitchen and living room load bearing? In most McKinney homes, old or new, it often is. Text us photos of the wall and the attic above it and weโll tell you what we see.
Do we need to move out? No. Most families stay home. We close off the work area, protect the floors and keep a path through the house.
Selling a McKinney home after opening a wall
McKinney buyers expect open, updated layouts, and their inspectors look for permits on structural changes. A wall removed with an engineerโs plan, a closed City of McKinney permit and a transferable 12-year warranty is easy to explain at closing.
